I have 1 x single room available between mid june & end of june 2023

PLEASE NOTE: Utility bills may increase in the coming months/later on in the year. Please ensure that when applying, you can afford any increases in utility bills.

The single room is £450 per month, including all the bills, in a 4 x bed professional only house in Cathays. You will be sharing with two females & one professional male

The room will be freshly decorated and new carpet laid when my existing tenant moves out. I will be replacing any furniture that is worn out or damaged.

The property is completely fully furnished with everything in place for your use. House is maintained to a nice clean standard with a cleaning rota in place.
If your one for leaving a mess and not able to clean up after yourself, then this not for you.

A south facing patio out the back with BBQ, which captures all day sunshine from morning til night. Ideal for sunbathing and relaxation.
Kitchen is completely utilised with all cutlery, appliances and houseware in place for your use.
Ground floor shared bathroom with bath shower.
House was completely decorated internally three years ago.
Roath park is within ten minutes walk, city centre can be walked within 30 minutes and bus services in and out of the city every 7 minutes.
There is a mix of permit and free parking outside on the street.
Supermarket less than two minutes walk around the corner along with a large mixture of bars, restaurants, shops, stores and so on.

Please, no couples, no short terms, just clean, sensible, respectful Professionals.

I am a professional registered HMO landlord. I take no short cuts with maintenance and repairs, that are few of, are carried out to the highest standard. i am not one of those fly by night landlords who promise you the world and never deliver. I look after my tenants and ensure that the property is like a family home. On viewing, feel free to ask any questions you like to the sitting tenants. All my past and present tenants have all been long term of 7 years plus.
All i ask is be respectful to the property and other housemates.
