The room is available from the beginning of April and all types of lets would be considered.

This property would be perfect for someone who is working in Cardiff city centre or Cathays or for someone who wants really easy access to the M4.

The property would not really be suitable for a full time home worker as I work from home already.

The house is a 5 minute walk from Llandaff station, from which the trains go every 10 minutes into the centre of Cardiff. It takes 4 minutes to reach Cathays and 10 minutes to reach the centre of Cardiff. The frequency of the trains also means that the house would be ideal for someone working in town even if they did not have a car. I tend to catch the train most days for work and if I’m going into town on the weekend or for drinks I usually catch the train then too.

In terms of parking for anyone that has a car, there is on street parking and I have never had any problem parking.

For those that love to cycle, you can see the taff trail from my doorstep as it is at the end of the street. It’s a lovely open space for walking or running and absolutely ideal for anyone who would like to cycle into Cardiff city centre. You can access the cycle path at the end of my street and cycle all the way along it into town.

In terms of other useful local amenities; there is a co-op less than 5 minutes away and a new Lidl less ten minutes walk away.

There are a few shops and cafes in Llandaff north itself as well as some take aways and an Indian restaurant and a pub.

Whitchurch village is less than a mile away and there are lots of bars and restaurants as well as shops there. It takes less than ten minutes to walk to and it’s where I like to go for a drink or to see friends. There are some nice pubs and bars there such as the Fino Lounge and the Plough.

Llandaff is also around a 5 minute drive away.

In terms of the bedroom that is available, it has a king size bed and the mattress is also good quality (silent night). There is also a large wardrobe in the room and a chest of drawers.

In terms of other useful information about the house; I have a large corner sofa in the lounge and I have sky and Netflix on the television in the front room.

There is also a garden at the back of the property which has a shed, this has a secure lock for anyone that wanted to store a bike.

I have recently had a brand new bathroom and kitchen fitted. The bathroom has a roll top bath and a separate shower. The kitchen has lots of storage space and all brand new appliances, this includes a new oven, hob, fridge and dishwasher.

I have tried to make it as homely as possible and because it is a Victorian property I have tried to furnish it and style it that sort of fashion.

In terms of a bit about me; I am a young professional working in Cardiff. I am looking for a lodger who would be tidy and wants to live in a house that feels like a home. It would also be nice to have someone that would enjoy going to the pub on a Friday night or the cinema as well as outdoors activities such as cycling. I also like to cook and it would be nice to have someone to cook with from time to time.

The price is to include all of the bills. I have also included the tv licence for the year and the internet and tv.

The room is for single occupancy only, no couples please. I would be more than happy to consider a Monday to Friday let. If you would be interested in that type of let we could discuss the price.

Finally, I have a cat called Betty, she’s very cute and friendly!
