Hello, I am renting out a bedroom in my two bedroom house in Sheffield S2, the bedroom is upstairs next to the bathroom which is shared with me; downstairs there is a lounge, kitchen, additional toilet and utility room with a washing machine. There is also big garden space and an on-street parking.

The room has a small double bed with storage underneath, there is also a wardrobe, chest of drawers, shoes cupboard, small desk, foldable chair, mirror and shelves on the wall. The rent is £325 a month including bills (electricity, gas, water, council tax, internet) and deposit is £200.

The house is located few minutes walk from the local Asda, Pharmacy, Poundland, GP, library, tram stop and bus stops. There are plenty of trams (Purple and Blue lines) and buses (number 120 most frequent) going to the city centre. The tram takes 12 mins ride to the train station and 15 mins ride to the city centre. Norfolk Park is 20 mins walk away.

I have a two year old small dog - a yorkshire terrier called Molly who is the loveliest, sweetest, friendliest dog, I also have a cat called Lucy who's very chilled, she can be shy with new people but quickly gets used to your presence. I also recently got a little kitten named Lily.

I am ideally looking for a female flatmate but will also consider male (as long as you keep the toilet seat down), someone who is working or working & studying, someone who is tidy and clean and likes animals. A non smoker (please note no smoking or vaping is permitted on the property). Someone who is mature and responsible and is respectful of my property. Someone whose belongings will fit in the room, if you have a lot of stuff then you should probably look for a studio or a flat, as this is a room rent only, with designated two cupboards in the kitchen, two shelves in the fridge, one shelf in the freezer and a shelf in a bathroom. Please note the room is for one person only, not for couples. Also the room wouldn't be the right fit for you if you want your girlfriend/boyfriend staying over.

The room is available to move in anytime from 29th August, the contract is on a monthly rolling basis, so either party can give the other one month's notice if needed. Obviously I would like someone to move in for a longer period, one of the previous lodger's I had ended up staying two and a half years, you don't need to stay that long but it would be nice if you could stay at least 6 months.

If after viewing the room you decide you want the room I will need proof of your ID and proof of employment/income, £200 deposit and Lodger Agreement will need to be signed, this will guarantee the room is yours and I will remove the ad from spareroom and will not arrange further viewings with anyone else. Please note you viewing the room and just saying that you want the room does not guarantee you the room.
