Tenant needed to fill spare room in new house

As mentioned in the ad title, I'm a new homeowner and currently I'm only needing 2/3 rooms in the house.

I have a spare double room which is a good size. The house is close to the a500 so has fantastic transport links to a number of places.

I'm a live-in landlord. I'm fairly quiet and generally keep to myself. There's a ton of storage space around the house which I'd make available in addition to the room itself - being new in my own place I don't actually have enough things to fill all the rooms.

The house comes with all bills included and there is a washing machine, tumble dryer and dishwasher available for communal use. I also have a cleaner who comes once every two weeks currently so general upkeep of the house should hopefully be straightforward between us.

I'm happy for you to have guests round any day, the only thing I'd want is for you to be conscious I work Monday-Friday office hours. Just keeping noise down etc in evenings on those days and generally being considerate - which I would do also. I have a gaming PC set up in the smaller third bedroom which adjoins the vacant room at the moment. If noise concerns are a worry before you move in I'm 100% happy to swap the bedroom I use and you have the one that doesn't connect. Both double rooms are a similar size. I have attached pictures of the empty room & the occupied room to help gauge both.

The bedrooms pictured are the current state of the house. I'm planning on having new carpets throughout upstairs & decorating the walls upstairs to a neutral colour before 2020.
