Quiet village location ideal for professional person in need of a temporary weeknight base only. Easy reach JCB (about 1 and 4 miles) and A50. Half way between Derby and Stoke so Hatton / Tutbury also within easy access.

4 or 5 nights (ONLY) per week as you will have home/family with own address and council tax paid elsewhere (a MUST). The '5th' night would be Sunday night. Probably short/medium term let only The contract may be discussed during the 3rd / 4th month if an extension required. I picture you being in the process of moving to area/ on a short term work contract/ or other change to your circumstances.

Previous lodgers, for example JCB / Serco / Muller workers (including a JCB student) noted access to kitchen and welcoming atmosphere as better than B&B alternatives.... cheaper and closer to work, whilst still having 'own space', without being stuck to just a bedroom.

Receipts provided such that this accommodation may be classed as a business expense and thus a viable alternative to many nights in a hotel, B&B or endless daily travel to and from home to your contracted place of work.

Double room (2 wardrobes with drawers, TV, computer desk/chair) and BT Infinity Broadband‎ with EE Booster box. Potential to share house - including 2 lounges, 'family' bathroom with separate shower, large farmhouse style dining kitchen and spacious double garage for bike storage. House situated in village at end of private gated road with well fenced garden and plenty of private off road parking. Live in landlord with small well behaved dog and own en suite (so 95% of time the family bathroom is yours).

I have a single room available too although I rarely have more than one lodger.

The house is large enough to allow landlady and lodger to have own 'space'.

I am an early bird and need you to be tidy and considerate of my dog's safety please. I work from home.

Will consider allowing dog (small additional charge depending upon dog and arrangements) and can provide option to walk and look after dog if you need to travel with work occasionally.

Unlimited Broadband (BT Infinity Broadband‎) and Bills are included, however (transparent and highly reasonable) charges applicable for excessive electricity/oil usage (only happened once in last 5 years!).

Plenty of walks/runs on doorstep (open country, country lanes or stroll to Tesco etc).

£100 per 4 or 5-night week charged as a four-week period NOT a per night rate. Deposit required (4 weeks) plus 'reference' from employer and proof that council tax paid for your own property. Prefer 25 years or over and employed/contractor.

I may consider shorter term lets (weeks), however the night rate will be higher and agreed upon discussion. These shorter term contracts may include weekends, but the need for references, own address / council tax payer elsewhere and the deposit will still apply.

All terms are based on my years' of experience of lodgers and lodging myself and include a written contract.

Open to discussion for right person except NOT about full-time house share. Sorry no couples and no families! Strictly no smokers. Day workers only - no night shift workers as I work from home.
