Only clean, tidy and NON-SMOKING friendly SOLE OCCUPANT people looking for MONDAY TO FRIDAY OCCUPATION ONLY should apply.

ROOM - a fully furnished double room in a large 4 bed-roomed house.

FACILITIES - There is a nice bathroom with shower; substantial well-equipped kitchen and dining area, lodgers own 'snug/lounge' room with Smart TV and sofa's; owners study; owners lounge, utility room with washer & dryer; ample off-road parking; and well-maintained gardens with a lovely view to the rear over farmland and woods.

The room has a wardrobe plus ample drawer units too; plus a decent sized TV/DVD combo (Freeview not Sky) and lodgers can borrow from the owners extensive DVD collection (when he is there) if they wish.

RURAL PEACE - This CCTV equipped home in the countryside is in a village which has a post office/shop and village green.

LEISURE - Yarnfield is a quiet and pleasant village with a mixture of older homes and new ones on land which used to be owned by OpenReach (ex BT), who have their Yarnfield Park Training & Conference facility nearby. They allow the villagers to use some of the facilities including in-house Costa Coffee and restaurant.

There's some great walking/cycling around the many villages surrounding Yarnfield - and lots of towpaths too for canal walks/pub meals etc.

ACCESS - The village has easy access (about 3 miles) to each of the local towns of Stone (with railway station) and Eccleshall. The bigger cities/towns of Stoke on Trent to the north and Stafford to the south are each just 10 miles away. There is easy access to both the A34, A51 and each of junctions 14 and 15 of the M6.

HOUSE AMENITIES - Great garden, large patio, and free Internet access. The kitchen has a Range-Master cooker, convection microwave, dishwasher, 2 fridges, 2 freezers, toaster, etc.

All bills are included EXCEPT Council Tax which is a personal liability (£58 p. m.). However, if you already pay it elsewhere then you don't need to pay it as well while at my property.

In the interests of security for my tenants and businesses references WILL be sought.

I am abroad a lot and have a farm complex nearby so the Yarnfield home is visited frequently by a longstanding friend who looks after it in my absence.

MY PREFERENCE IS FOR MONDAY TO FRIDAY OCCUPATION AS I WANT MY WEEKEND PRIVACY.
