Double bedroom, shared bathroom

I have a spare furnished double bedroom in a 4 bedroom family home, there is another male sharer who is a Phd student who will be here until October 2022. He is very polite and respectful and not at all noisy. I spend most weekends and school holidays at my other home with my partner, so for much of the time, it will just be the two sharers in the house. I work from home during the day 8-5 so would prefer sharers to be working away from home during those hours although the 4th bedroom is available for occasional work from home days and has a TV with Sky for sharers to watch if I am home during the week. The double bedroom has plenty of built in storage, a king size bed and is light and airy. The bathroom is shared, has an over bath shower and there is an additional toilet downstairs. The kitchen is fully equipped and shelf/fridge/freezer space will be made available. The living area is open plan and opens to a private, sunny garden with outdoor furniture and a summer house. Parking for only two cars on driveway, including mine Mon to Thursday but a lay-by opposite with space usually available.
I work from home so downstairs (other than kitchen) is not shared space while I work, Mon to Thurs 8-5. But not applicable during school holidays and if I pop in for something, I always text as a courtesy.
I anticipate this room would be available End November and will be available for viewing a week before.
As we share spaces, it would be appreciated if you clean up as you go and help with common areas on a weekly basis.
