Large newly refurbished room with ensuite shower on top floor of well located Guildford town house.

The current lodger is returning to Italy having stayed with us for four months while undertaking a doctorate programme at Surrey University.

The household consists of myself and my husband and another professional female lodger.

We have a motorhome and a second house in Dorset, so we are not always at the property and the lodgers have it to themselves for a lot of the time.

The property is situated in a small, quiet development of new build town-houses located at the Guildford end of the Aldershot Road. There is plenty of off-street parking.

The room comes fully furnished with a double bed/quality mattress, dressing table, two double built in wardrobes and an ensuite bathroom with toilet, shower, and sink. It is located on the entire top floor of this large house and is therefore very private. There is a landing area into the room with a large velux window.

As the room is on the top floor, it is quiet and private.

You will have the use of a large open plan living/kitchen/dining area, conservatory, and garden with decking. There is also a large shed for storage of such items as bicycles etc.

The property is very well located - 1 minute from a bus route into Guildford and a 20 minute walk along the canal to the station. It is 300 yards from the A3 (business park junction).

Also walking distance (20 minutes) to the University and Royal Surrey County Hospital.

There are two Co-Op supermarkets within 5 minute walk and a garage with shop within 2 minute walk.

There is ample parking in the quiet cul-de-sac and there is no through traffic.

We are offering this room at a reduced rate from the market rate because it is available to cat lovers only.

We have three Bengal Tiger cats (who mostly come with us when we go away or are looked after by a cat minder) so we need someone who doesn't mind cats and who is responsible around them, as they are indoor cats, and must not get out of the house.

The rent includes all utilities, council tax, broadband, tea, coffee, internet, Sky TV, laundry and cleaning materials.

We clean the communal areas of the house, so you are only required to keep your room clean and tidy.

The room would suit a professional person who likes a peaceful, respectful, and friendly environment and it is ideal if you need to work from home as there is plenty of room for a desk (not provided).

Although we are sociable, easy-going and friendly, this house would not be suited to a party person who wants house-mates to party with. The household is not suited to someone who consumes excessive alcohol or has a party life-style.

We are in our early '50s but we will consider any age of lodger over 23 years old as fitting in to the household and being a cat lover is the most important thing for us.

This is a no-smoking property. Available from 1st May 2024.
