BACKGROUND
I am moving out and I’m looking for someone to move into this lovely house. The house is located in a quiet family neighbourhood, Queen Elizabeth Park.

BEDROOM
The bedroom is small and cosy but large enough for a double bed, wardrobe, chest of drawers etc (see photos). The room sits on the front of the house with your own balcony overlooking the street which benefits from the late evening sun in the summer.

The bedroom shares a bathroom with one housemate complete with separate shower and bath next door. (Other two bedrooms have en-suite).

HOUSE
The house itself has a large open plan kitchen / dining / living area with two sets of patio doors opening onto the garden. Downstairs also features an entrance lobby, WC, under stairs cupboard and study (currently used as a drying room). There is no radiators downstairs as the ground floor has underfloor heating throughout.

On the first floor there are 3 bedrooms (1 ensuite) and the bathroom. On the top floor, James has has own penthouse suite complete with en-suite.

GARDEN
The garden is a decent size with both grass and decked areas with a large maple tree. The garden backs onto a large park which is perfect for a spot of sunbathing and frisbee when the sun is hiding behind the tree.

GARAGE
We have a large garage down the side of the house which is mainly used for storage of bicycles and unused furniture. I also use it when working on little projects in my spare time (like building our bar!)

PARKING
We have a parking space in front of the garage and in front of the house but there is plenty of on street parking. Currently there are two of us with cars.

HOUSEMATES

Josh is a 30yo contracts manager for a construction firm in Guildford and my office is based on the Surrey Research Park. Clean, friendly and easy to get along with (once you’ve got past my sarcasm) and loves anything sport related. Work Mon-Fri and spend most of his evenings either playing football or at Bootcamp. Weekends generally involve running, socialising (drinking) with friends, golf and some recovery Sunday’s.

Arnie is a 25 year old from Wales working in finance/accountancy. I shared a bathroom with Arnie and he is neat, tidy and respectful.

ALSO MOVING OUT - James aka Jimmy is a 32yo ex professional Ballet dancer who works at AQA on the University Campus. Very laid back, easy going guy who enjoys his cooking, music and occasionally ventures down the Nuffield Gym (2 min walk) for a spot of yoga or sauna.

YOU
Their preference for a new housemate would be a professional female (open to males too) who is clean, respectful, friendly and sociable. Ideally, you work a normal Mon-Fri work pattern and happy to contribute with the housekeeping / gardening etc. We would not be willing to accept couples for this room.

BILLS
The bills are equally split between the 4 of us and consist of the following; Council Tax (£85) Water (£5), Superfast WiFi (£11) and Gas/Elec (£25ish) each month.

There are some other bills such as TV license and Green waste bin which we split quarterly/annually.

Everyone in the house is assigned a bill and we transfer each other the money as and when it’s due (just post in the house WhatsApp group). The rent is transferred to one person on 28th of each month and then transferred as one to Sean (landlord).

REPAIRS
Any repairs or faults we usually contact Sean in the first instance who often approves us to proceed with calling someone out or carrying out works at his expense. He is very relaxed and friendly landlord always willing to help (but he does live in South Africa).
