Spacious Double Room in Friendly House in Surbiton

I am urgently looking for someone to move into my room in this lovely house in Surbiton, that is shared by 4 other sociable & friendly people (2 male, 2 female, age 22-28)

ABOUT THE HOUSE:
The house itself is lovely and homey, and has a wonderful little garden out the back which is perfect for summer days. The available room is on the ground floor of the property and is very spacious and bright. The room comes fully furnished with a desk, wardrobe, drawers, and a bed, with room to add extra furniture if you want to. Across the hall from the room is a small bathroom with a shower which essentially acts as an en suite as everyone else in the house uses the bathroom on the top floor. The kitchen/living room area is relatively large and it is rare that you would be unable to cook as everyone works on different schedules so, for the most part, using the kitchen is not a problem. There is also a washing machine in the kitchen, and although we don't have a dryer, there is a washing line in the garden which has been very useful during these past few weeks of heat! There is also a lovely little sheltered seating area in the garden (built by one of the housemates) which is great to chill in and is a great smoking area for when it rains.

ABOUT THE LOCATION:
This property is in an ideal location about an 8 minute walk from the station and situated in a nice quiet area. There are plenty of shops within 5 minutes walk of the property including Londis (about 1 minute around the corner), a small Sainsburys (5 mins) and many other independent shops along Ewell Road that only take a second to get to.

THE RENT:
The rent for the room is £520 per month, and including bills it ends up being approx £600 per month. The landlord is a lovely laidback guy who will fix and replace things as necessary with no hassle.
