Double Bedroom in Newly Refurbished Flat

We're looking for a mature professional who wants a clean, comfortable place to live.

THE HOSTS
I live in the flat with my girlfriend on a full time basis. I run a small startup and my girlfriend works as an NHS Doctor at a hospital in Guildford. We live with a friend of ours who works in central London.

THE FLAT
The flat is a 4 bed that has been completely renovated in the last 6 months, including a full rewire, replumb, new ceilings, a full replaster, new boiler, new kitchen, new bathrooms, flooring, etc. Essentially everything is new.

Every room is well lit with multiple LED spotlights, with softer table lamps in the majority for later in the evenings.

The flat is located directly opposite Surbiton train station, which has direct trains into Waterloo that take roughly 20 minutes. Access by car to the A3, which gets you quickly to the M25 and outside of London takes roughly 3-5 minutes.

THE LOCAL AREA

By crossing through the station, access to Surbiton high street is less than 2 minutes away, which contains a lot of well known shops, cafes and restaurants.

A large Waitrose or Sainsburys is a 3 minute walk from the flat, and there is a smaller Sainsburys that stays open late at the station which is a 1 minute walk from the flat.

PARKING
If you want to register your car here, you'll have access to an annual road parking permit for £90 which allows you to park in the road bays directly outside the station (vs the ~£2000 annual permit cost at the station).

THE FLAT (MORE DETAIL)

KITCHEN
The entire kitchen is brand new, and includes 2 double height fridge freezers (you would have half of a fridge to yourself), an electric oven, an oversized 5 ring gas hob, large sink, good quality dishwasher (used daily), microwave, toaster, kettle, coffee grinder, etc. We have crockery, glasses and cutlery for roughly 24 places, with plenty of utensils, spoons, knives, etc. There is also a small table in the kitchen for eating quick meals.

LIVING ROOM
You'll have access to a combined living and dining room. There are two sofas, a large armchair, a TV, and a large dining table that can be used. The TV includes subscriptions to Amazon Prime, Netflix and each of the TV channel internet players.

BATHROOMS
You'll have access to both the main bathroom and a separate toilet room with sink.
The main bathroom includes a shower over a bath, with a thermostatic tap so the temperature remains constant, toilet, large sink, heated towel rail and automatic extractor system.
We have a separate en-suite within our bedroom, and so don’t often use the main bathroom.

BEDROOM
The bedroom is a standard double, and has a 6 month old good quality IKEA mattress. It also includes a wardrobe with drawers, a fold down desk, and blackout lined curtains fitted to the window.

WASHING MACHINE AND DRYER
We have both a dedicated washing machine and a separate heat pump dryer. This prevents the need to hang washing around the house (and does a good job of avoiding having to iron shirts with the easy iron setting!). For your washing, this also means it is very easy to clean and dry bedding within a 2-3 hour window. Duvets and pillows can also be washed when needed.

HEATING, WATER AND VENTILATION
We have a high output combi boiler with excellent water pressure, so both showers can comfortably be used at the same time with no loss of pressure. Hot water is available 24/7.

In the winter the heating is kept between 18-21 degrees C, throughout the night and day, connected to a smart thermostat. Each radiator also has a separate thermostat which prevents any individual room being overheated.

Each bathroom has an automated extractor fan that keeps a fresh throughput of air through the flat, preventing smells or damp. We also have an additional extractor fan for the kitchen bin, so the kitchen always smells fresh.

INTERNET
We subscribe to Virgin media ~200mb broadband, which is then connected to a separate mesh wifi system. This means we have full signal everywhere in the flat and can connect >20 devices at once. We’ve regularly had situations where we’ve had 3 simultaneous video calls and someone using Netflix with no loss of quality. Each device typically gets 20-40Mbps over Wifi.

CLEANER
We have a cleaner that comes once a week to clean the entire flat. They don’t currently change the bedding, but we’d be happy to ask them to do this if you wanted them to clean the bedding on you behalf for a small amount extra.

BILLS
Combined bills for the flat are approximately £500 a month. This includes the cleaner, broadband, gas, electricity, council tax, water, and other amenities such as toilet paper, kitchen roll, cleaning sprays, dishwasher tablets and washing machine tablets. The bills are split equally 4 ways, meaning a total contribution of £125.
