Double bedroom in semi detached house

We are looking for someone to move in and live with us as a lodger in one of the double bedrooms in our home. The room features a comfy queen sized bed and is furnished out with a spacious wardrobe and draws. There is also a tv antenna cable if you want to watch live tv. If you would prefer to watch on demand we have fast direct fibre to the property at approximately 310Mbps download / 48Mbps upload.

The room does not have an ensuite, but the main upstairs bathroom is unused, so it would essentially be used exclusively for the lodger (we do however occasionally use the main bathroom to give the 2 dogs a wash every once in a while)

The entire house is a shared space, excluding the other bedrooms. The kitchen features an oven, convection oven, air fryer, microwave, fridge, freezer, toaster, dish washer. There is also a utility room with a washing machine and a tumble dryer in the garage. We also have an enclosed back garden with some garden furniture.

We have 2 parking spaces at the property, 1 of which is used by myself, the other is for the lodger if you have a vehicle.

We are very close to the Tadworth Gym with great connections from Tattenham corner to London bridge or bus services into Epsom and Sutton.

A bit of background about us, we both working professionals and are saving up for our wedding next year. We are looking for someone who is also a working professional, tidy and relaxed. We do not want smokers or couples, but don't mind if there is a significant other that stays over occasionally within reason. We are quite laid back and don't mind socialising / having a game night every now and then. We also have 2 very friendly dogs, a 2 year old golden retriever and a 8 year old Shiba Inu who are both incredibly loving and good natured.
