Who we are looking for: We are looking for a non-smoker who is a 9 - 5 worker.

We want someone who is quiet, considerate, responsible and will cooperate with keeping the house neat and tidy.

We have a cat who visits our place regularly, so if you are allergic to them our place will sadly be unsuitable.

We ask for two references and photo ID/proof of right to reside in the U. K. We also require a two-week rent deposit, which we will refund when you leave (and once you remove all of your belongings).

Please only contact us if you feel that you meet these criteria, are happy to accept these conditions and can comfortably afford the rent.

Location: We are located just 5 minutes from Tolworth Broadway with easy access to shops, supermarkets, cafes, restaurants, local park, library, post office and bus stops.

Supermarkets include Marks and Spencer, Iceland, Sainsbury's and Tesco.

We are 7 minutes away from Tolworth station, with regular trains to London Waterloo via Wimbledon and Clapham Junction. Journey time to London Waterloo is 25 minutes.

We are also a short bus ride away from Surbiton and Kingston upon Thames.

The property is located very close to the A3 roundabout and off-street parking is available. London Heathrow is approximately 30 mins away and there are also good connections to London Gatwick via Clapham Junction (by train).

The room is large and offers a sitting area complete with sofa and large chairs; a work/study area complete with a desk and chair; and a sleeping area. It benefits from large windows which let in plenty of fresh air and sunlight. The room also comes with a bed and a cupboard.

There is a toilet and shower (shared) downstairs on the ground floor.
