Bright room in family home

Front room which needs to be made into bedroom for prospective renter

Ground floor room available for single or couple. Lively friendly house. 3 kids and 2 cats. Cats allowed in back room and garden. Lovely garden to share.
I'm ideally looking for a lady in her 30s/40s who wants to be part of a family and who is easy going, and sociable.

Or a student. Or an artist as i have a studio at the back of the garden which could be perfect for an artist.
I'm a teacher and I work from home.
I'm a vegan and love to cook and listen to music.
Due to having kids you would need to be open to getting a DBS check and have references.
I want someone who i get on with and fits into the vibe of the house as we will be sharing kitchen. I have a lovely garden too that again I would rather share and feel comfortable with the person I'm sharing with.
The kids go to their dads 2 nights a week and every other weekend and when they are away, I do like to entertain, socialize and sometimes party! I have a dining table that converts into a pool table so if you fancy a game?

I also like my solitude and privacy so I can be very respectful of yours.
The room as it stands (see pic) is not currently a bedroom. I would convert it when ii find the right candidate to share my house with.
