The house is a 1930's semi-detached house, off set from the road with a front and back garden.

Entering the house, you come to a hallway leading onto the living room, kitchen and conservatory. Upstairs there are two double bedrooms, a single bedroom and a shared bathroom.

The bedroom for rent contains a double bed, large wardrobe, built in cupboard, a chest of drawers, a small table and a wall mounted TV and is at the rear of the property facing out to the garden with a quiet aspect.

The shared kitchen is well equipped with access to your own storage cupboard.

To the rear of the house is a conservatory which leads out to a long secluded garden with outdoor seating.

There is a driveway for parking 2 cars (consideration to be given when parking), and a secure side entrance to the rear garden for the storage of bicycles.

Bills (including council tax at Band D) and broadband are included subject to reasonable use. Some people may be exempt from paying council tax e. g. students and, if so, the rent will be adjusted accordingly.

I am the live in owner and have lived here for over 30 years and I would like a quiet lodger. I would prefer to have either a post graduate student or Monday to Friday employee as a lodger. No pets will be allowed as I have a small dog.

In a great location, the house is situated opposite Kenilworth Common which is a lovely woodland setting.

Ideally situated for Coventry, Leamington Spa, Warwick and Rugby, it is around a 5-10 minute drive to Warwick University (or a 20 minute walk) with Coventry University around a 15 minute drive, and an approximate 25 minute drive to Jaguar Land Rover in either Solihull or Gaydon. With easy access transport routes to motorways, it is a short drive into the centre of Kenilworth, to the A46 or to travel into Coventry and the neighbouring towns. This includes close access to a cycle way which leads to Warwick University. Bus stops are within a few yards of the house for key local routes. The local train station is a 30 minute walk away.

Immediate amenities include a convenience store at the bottom of the road and a short walk to local pubs.
