Double room with all bills included

I am a live out landlord(lady), so the occupants of the house are all tenants.

The house is fully furnished. It is decorated in neutral colours, dark brown carpet, cream walls so you won't have to try to like anyone else's style, it's easy to make it your own.

The house is located in Leamington Spa, near Asda. I have had a few people message me asking if it on the 'Sydenham estate' and it is not. This house is near Asda but in an area which can easily be missed if you don't look for it-that's how quiet it is.

It is on residential street which is occupied by couples and families. They have young and older children but it's not the type of road where you hear children playing outside, it is quiet and everyone respects each other.
Having said that, it's not the type of road where they expect you to remain silent.

THE ROOMS:

Bedroom 1-no longer available:
is a big en-suite room. It has a spacious recently fully refurbished bathroom with a double cubicle shower, no bath tub.
The bedroom is larger than a standard double room. It is furnished with a king size bed, two bedside tables, 2 wardrobes and an armchair.
It faces the front of the house, and the bathroom faces the back of the house.
There is a TV point, and a TV with DVD player has been fitted to the wall.
The bedroom has recently been redecorated so has a new dark brown carpet, freshly painted walls and other smaller elements have been updated.

Bedroom 2- available 1st January 2024:
is a double room at the front of the house. It is furnished with a new double size bed and two bedside tables. The room has a very spacious fitted cupboard which has a hanging rail and shelf. There is an alcove with shelves and also a large ‘L’ shaped desk with chair. A television is hung on the wall of the bedroom allowing more privacy and social distancing.
It has a dark brown carpet and cream coloured painted walls.
Other small things have been updated recently such as the light fitting and curtains, giving the room a more contemporary feel.

Bedroom 3- no longer available..
This is a newly refurbished bedroom. Everything is fresh and new. The room looks out onto the back garden. It is furnished with a king size bed, 2 bedside tables and 2 wardrobes.
There is also a TV on the wall
allowing more privacy and enabling social distancing.
It has a new dark brown carpet and cream coloured painted walls.

MAIN BATHROOM: This bathroom is shared between the occupants of bedroom 2 and bedroom 3. It has a double shower, toilet and basin. Finished to a high standard, with new tiling on walls and floor. The is a big mirror over the basin with sensor lights.

COMMUNAL SPACE:

The kitchen is brand new, recently fitted with new appliances. It has an electric hob with in built oven with grill, washing machine, tumble dryer and a fridge freezer. It also has a microwave, kettle, and toaster.

There is fibre broadband but no landline telephone.

The entire house benefits from double glazed windows and central heating throughout.

The driveway has space for at least 2 cars. There is on road parking available as well as the driveway.
The back garden is just a back garden-it has a decking area and gravel.
This is particularly good for barbecues, or on really nice days during the summer.

Since this would be a shared house tenants would be expected to tidy up after themselves so that everyone else can use the kitchen-that's why the dishwasher is so helpful because you don't need to worry about washing up

THE LOCAL AREA:
There are bus services a short walk from the house-the bus doesn't come on the same road as the house. Asda is within walking distance but you could drive to The Shires Retail Park within 5-10 minutes where there is a Sainsburys supermarket and other shops.
The town centre is nearby. I have walked there in 35 minutes, but there are buses which will also take you, and of course you could drive to town in 10 minutes.
Closer to the house there is the local doctors surgery and there is a pub a couple of roads away but no noise from the pub-it is all very civilised so you don't get rowdy drunks wandering the streets after hours.

There is a gym about 5 minutes drive away. it was previously called Cannons/Nuffield but i'm not sure who manages it now. It is very popular and always seems to be busy.

If you want to go into Warwick the local bus will get you there. You can also easily drive to Warwick and I believe the morning commute would take about 15 minutes. Stratford Upon Avon is also easily accessible and very nice to go to on a sunny day.

If there are ever any issues for any tenant of mine you have direct contact with us and problems are rectified quickly-the longest delay I have every had is waiting a week for a dishwasher when it snowed one year-the snow delayed the delivery but in normal circumstances problems are sorted much sooner-I once had a new boiler system replaced a few days before Christmas, as soon as it broke down-I'm definitely not the type of landlord who stretches out every issue. If something needs to be fixed or replaced I do it as soon as possible. I always provide tenants with 2 telephone numbers to contact and e-mail addresses.

I have experienced living in a house share myself and I always apply this experience when letting out a house.
I have been a landlord since 2005. I want tenants to feel at home and comfortable so I do my best to ensure nobody feels homesick.

I do sometimes receive requests for tenants asking me to make changes to houses, and where reasonable I aim to fulfil these requests-I don't promise to install hot tubs, although some of my tenants have jacuzzis, but I will consider changes which will benefit everyone.

I would like housemates who compliment each other and live together without any issues.

You have the added comfort in knowing that there is a fire extinguisher in the downstairs and upstairs hallway. There is also a fire blanket in the kitchen.

There are fire alarms installed in every bedroom, as well as in hallways and in the garage.
There is a heat sensor in the kitchen as well as a fire doors on the ground floor.

This property is being updated to make it as fire safe as possible and all work is being checked by Warwick District Council. Due to the pandemic changes have been made to the property to allow for social distancing and isolation. Every bedroom has its own television. Two smaller bedrooms have been converted into one bigger bedroom. We are also in the process of fitting a new kitchen at the back of the house to make it bigger, and we will be making an additional bathroom on the ground floor. The kitchen should hopefully be completed by February 2023, with the bathroom work starting immediately after.

All appliances have been PAT tested. You are welcome to purchase your own small appliances and these do not require a check.

The electrics in the house have been checked and a copy of the certificate (EICR) will be given to all tenants.

The gas appliances have all been checked and again a copy of this certificate will be presented to tenants.

I take the safety of my tenants very seriously and would never let out a property unless I was happy to live there myself with my children.
I have gone beyond what is required of me as a landlord to make living at this house safe.

As part of the application process references will be required.

Deposits will be held in a Deposit protection Scheme. They will release the deposit at the end of your tenancy in accordance with their terms.

All tenants must be in permanent full time employment.
Please do not apply if you are a student or unemployed and this causes an unfair increase in council tax for other tenants. Evidence of your employment status will be required when undertaking referencing.
