Cosy double room in a flat with parking + garden

Looking to rent out the spare room in my 2 bedroom flat.

The room is fully furnished with a bed (including under bed storage), two nightstands and a large cupboard for clothes. There is remaining room to fit a desk if wanted.

The property is located in north leamington, just a 10 - 15 minute walk from the parade in a quiet location. The building is all owner occupied so the other tenants in the building are friendly and quiet. The living room has access out to a communal garden that is excellent for barbecues in the summer. I will often invite friends around on sunny weekends to light it up.

The kitchen, living room and bathroom are all modern and were recently refurbished and well equipped. There is also plenty of off street parking around the back of the building (hard to come by in north Leam) and a large basement for additional storage.

I am out from 6:30 - 4:30 most days for work and some weekends you will have the place to yourself as I go away to Chester occasionally. I often cook and prepare fresh food so I'm always up for a chat during the evening and a bottle of wine / the pub with friends at the weekends. Most evenings after gym and cooking, i'll unwind with some Netflix on the TV or gaming on my PC / PS4.

looking for another professional male around my age to share with that is also tidy.

The rent includes all bills and I'm fairly flexible with when in the month it can be paid. Also flexible with move in dates, the room will be available from 01/02/2018
