About the room
The room which is let out is in a separate annex over our garage. Although there is a shared entrance through the house and you would be sharing the kitchen with us, the room itself is large and completely isolated from the rest of the house. The total area of the room and en-suite shower room is over 15 square metres. The house enjoys a good broadband connection and there is a sky box in your room. You will have access to the the kitchen and laundry and your own room (with the rest of the house off limits). The room is available right now and empty ready for occupation
About the house
Large "executive" family home situated on a corner plot in a very quiet street in Warwick Gates. There is plenty of safe on-street parking right outside the property. The position of the house is very convenient for access to the M40, JLR etc as well as easy access to Warwick, Leamington, Kenilworth and Stratford.
About us
We are a family of 4 - two adults (50 and 61) and two boys (15 and 17). We run our own upholstery business from home. The boys each have their own room in the main part of the house. In the past we have welcomed many lodgers into our home and its important that we all have a friendly relationship. Please don't be put off by our ages, We are both very young at heart and share the hobby of being dance instructors.
About the rent
Rent is inclusive of all bills within reason. We are looking for around £450 PCM. (We are negotiable on rent if it means getting the right person). Please note - rent is payable at the beginning of every month (pro rata rent in first and last months if starting or finishing part way through a month). Notice is one month either way unless "in extremis" or by negotiation. One month rent deposit is also required.
About you
You will be a student or in professional employment (references required). You will be considerate to others in the household. You will be aware of environmental factors such that you won't be leaving on lights all night, cranking the central heating up to the max then going out all day or making profligate use of any of the facilities (for example, this means not endlessly downloading pirate movies so that the internet doesn't work for anyone else, or unnecessary use of the tumble dryer,). You will take reasonable steps to ensure the security of the property and clean up after yourself.

A DBS check would be an advantage but not essential.
