Charming , private double with large ensuite

The comfy bed!

This is a delightful, large, top floor, double room with ensuite bath and shower room. It is self-contained with a private staircase. It is light, airy and quiet and has a huge walk-in wardrobe. It has a study/work area and a sitting area as well as the bed. A previous lodger liked it so much he stayed for 5 years, only leaving to buy his own property.

This is a quiet house but not tomb-like! We are friendly and welcoming but we also enjoy our own space. We are looking for someone who is similarly inclined. I cannot take couples due to council rules on numbers so please don't ask!

I have a Portuguese Water Dog and a Moyen Poodle so it's important that you like dogs. Both are non-shedding dogs so are widely believed to be hypoallergenic. Please DO NOT apply if you don't like dogs or object to them being household pets. I also have 4 chickens but they keep themselves to themselves and stay outside!
It's also a no smoking house so please don't apply if you smoke at all, even a little bit!

The house is in a quiet location, very handy for the M40 at the western edge of Warwick, and for several business parks. Rail stations are also easily accessible. The local bus service to Warwick, Leamington Spa, Stratford and Coventry is within 5 - 10 mins walk. People working for JLR, National Grid, Durr, IBM, Royal Mail, Warwick Castle and a variety of other local companies have all found this house a good base. It is within ten minutes' drive of Warwick Hospital too.

A small supermarket, pub, cash point, coffee shop, take-aways, pharmacy and doctor are all within five minutes walk. We are very close to the racecourse which is lovely for walking and running, as it has footpaths across and around it. There is a public swimming pool and gym and excellent park at St Nicholas' Park, just 5 minutes drive away. It is easy to get out into the countryside and onto the canal towpaths for country walks.

Town is 20 mins walk or ten mins by bus or bike. It is easy to park in our quiet road.

Towels and bedding can be provided if preferred. I clean the shared areas but you are responsible for cleaning your own room.

There is unlimited wireless broadband, a washing machine and plenty of drying space. The kitchen is large and modern and you will have your own cupboard and plenty of fridge and freezer space. We have a mature garden, which is lovely in the summer.

I've been sharing my house with lodgers for over twelve years now and I really enjoy it, but please expect some common sense rules that help us all live together peacefully!

Please be aware that I do take references (financial from your place of work and character, from a previous landlord or landlady) so if you come to view, it's useful to have them ready to go. Viewings will start from Sunday 10th March. Please do not ask for an appointment before then. Thanks!
