IMPORTANT NOTE: This room is available for a short let, probably up to 3 - 4 months, as we are having building work done, planned to start at the end of March, to create a new, larger lodger room and a loo/shower room shared by just two lodgers, instead of the current arrangement.

If you took this room and liked staying here, you would have the option of taking the double room when it is ready, or leaving, as you preferred. (The rent would increase for the larger room.)

The room is a peaceful and cheerful single in a lovely, large, light, modern home on a quiet estate with easy access to M40, Warwick and Warwick Parkway stations and buses to Leamington Spa and Coventry.

You will have a feeling of privacy as it is in the ground floor extension to the main house. (This will be true of the new room too.) It has a good-sized wardrobes as well as desk area and easy chair. The bed is a very comfy single.

All bills are included.

Shops, doctor, pharmacy, pub and take-aways are within 5 mins walk.

JLR, Aston Martin, Severn Trent, Durr, IBM, Hilton, Volvo, National Grid, Royal Mail, Semcon, Warwick Castle, Aylesford School, Warwick Uni (Wellesbourne section) and Geberit employees have all found the location very convenient (amongst others). It is within easy reach of the town centre and all the Warwick industrial estates.

It is 5 mins drive to the centre of Warwick and Sainsburys or 20 mins walk.

There is also plenty of safe, kerb-side parking as we are on a quiet cul-de-sac.

We're very close to the racecourse (which has footpaths and common land) and to open countryside if you enjoy walking, running or cycling.

The large kitchen/diner and the shared bathroom/shower were both recently refitted. The sitting room can be used by lodgers if they wish and there is a mature garden which they are also welcome to use.

Although you will be sharing a bathroom, there is a downstairs loo, one of the other rooms has a full ensuite and another has an ensuite loo so we have very little pressure on the shared bathroom. As well as a new room, we are also planning to put in a ground floor shower room which you would share with just one other lodger.

There are normally 4 of us here in total, of mixed ages. We are looking for someone who enjoys a friendly atmosphere but also likes their own space and is happy to abide by common sense house rules and to maintain the peace and quiet here.

The shared areas are cleaned by me (the landlady!) Lodgers are responsible for cleaning their own rooms.

We have a Portuguese Water Dog (see picture) and Poodle (who is only 20 months old). These are both hypo-allergenic breeds, specially chosen with lodgers in mind. They are not allowed in lodgers' bedrooms. You will not be expected to do any dog duties unless you particularly want to but you do need to be someone who enjoys having dogs living inside the house as pets. Please do not apply if you aren't comfortable with dogs - thanks!

We prefer not to have people who work nights so we don't all have to creep around in the daytime, but this can be discussed if that's your situation. It's been done before!

This is a No Smoking property so please don't enquire if you smoke, even if it's only socially. Thanks.

We do not take couples at present, due to housing regulations.
