Double room in house available - Ideal for couples

I have a double room available in a 3 bed house in South Queensferry. I am away for work for the next year, and so will only be at the house for approximately 1 weekend every two months, and so the residents will pretty much have the whole house to themselves.

The house is in South Queensferry and has off street parking, and is a 15 minute walk to the train station which has regular trains into the city centre (usually about 17 minutes via train). South Queensferry itself is a beautiful quiet village with lots of bakeries, restaurants and small shops and lots of nice walks. It is also a 15 minute drive or bus journey from the airport.
It would be an ideal space for couples. Council tax and broadband included. Gas and electric are on pay as you go meters, and usually costs between 70-90 a month. Pet friendly as long as they are not disruptive to neighbours.

The house itself has three bedrooms, one of which is a box room and is currently used as an office. This can be left as an office space that can used by the tenants. It has a decent sized living room, a seperate kitchen, one bathroom, and a large garden with decking and outdoor seating.

Ideally looking for tenants who are respectful and tidy.
