Large and spacious room (approx 15 ft x 13 ft or 4 metres x 4 1/2 metres with living area and kitchen PLUS own bedroom, through another door, with quadrant en-suite shower, wash-hand basin & separate toilet. In other words this is really a self-contained flat, with no sharing of space. Note: the sofa in the living area also converts to a simple bed for an overnight guest.

The kitchen area includes a special microwave which also works as a proper oven, a fridge, a freezer and two hobs, as well as plenty of storage space and a well-lit eating/working area which overlooks the back garden.

The accommodation has recently been fully refurbished and decorated throughout.

The only facilities in the let which are shared are a laundry room (Two washing machines, one washer-dryer and a tumble dryer) and a garden.

Please note that the rent is all-inclusive. The only extra which you would have to find for yourself is a TV license if you want a TV.

The accommodation is in Shirley Road, Acocks Green, three minutes from a pleasant main shopping area, lots of bus routes and a railway station. However, the house is far enough away from the centre to be peaceful. There is also a gym, swimming pool and Waitrose conveniently nearby.

Solihull and the City Centre are both also short hops away - trains into Town take 6-10 minutes depending on time of day, and Acocks Green is also a favourite for people working at the NEC or Airport.

We specialise in older tenants who are seeking a quieter and more settled life-style. If you see yourself as a bit of a party animal, and are hoping for some fun, you would probably be happier elsewhere! Instead, what you will get if you move in with us is peace, security, and a bit more space and privacy than you will usually find in a multi-occupied property. We are offering a home, and our tenants tend to stay many years.

Note: the house as a whole is classified as a 'small HMO' - maximum 4 tenants, all with own cooking facilities, ensuites and sitting areas. Only the laundry room and garden are shared. This is a Victorian property with some surviving period features. Where possible we prefer to retain such features rather than to rip them out. The landlords live five minutes away in Acocks Green and know the local area, and its facilities, well.
