2 rooms to let as a pair

I have two bedrooms on the top floor of my house to let that have the family bathroom next to them for their sole
Use.
Bed 1 (£500) is a good size double room with a large set of fitted wardrobes, digital television, desk/dressing table, drawers, wall mounted full length mirror, double bed and side tables.
Bed 2 (£350) is a small double room with a single bed (I am looking for a small double to fit), with set of fitted wardrobes, digital television, drawers, wall mounted full length mirror, single bed and side table.
The bathroom next door is a large family bathroom, shower unit, bath with hand held shower attachment, sink, toilet and storage cupboard.

The house has front and back gardens, car port for two cars, one further off street parking space and other space available close by.
Garden is equipped with furniture and a barbecue.
It’s a quiet area close to Fargo Village and JLR. Local bus route is available.
I live in the house but occasionally work away. I have one further double room available with en-suite which will be advertised shortly to bring total house mates to 4.
Sky television is available in the lounge and kitchen / diner.
I have a cleaner every other week.
All bills included.
