Double Room in friendly female house

Hi!

I am looking for a friendly female (ideally professional) to join me and my dog in my cosy clean house :).

I have a bright double room available to rent on the first floor which is fully furnished with double bed, double wardrobe, drawers and small table and chair. The rent for the double is £395 pcm with £95 monthly bills in addition to rent.

The shared areas include: a large bright double aspect through lounge/dining room with large tv and sky subscription; modern kitchen with all key facilities including, gas cooker, washing machine and dishwasher, toaster, kettle and microwave. There’s a clean bright new bathroom with instant hot water and an amazing walk in shower. There is gas central heating and the house warms up quickly. There is unlimited high speed broadband available and off-street parking very close to the house. The garden is clean and bright.

The location is brilliant for travelling in and around Birmingham, either by car or bus (bus stops for no's 1, 45/47 and 61/62/63 all within 3 mins walk). Main driving routes A38 (Bristol Rd) and A441 (Pershore Rd) are literally around the corner and city centre is 10-15 min drive/ bus ride away. Local amenities (all within 5 mins walk!) include, supermarket, post office/newsagent, chip shop and chinese take away, pub and Canon Hill Park/MAC. Also very close to B'ham Uni (15m walk) and short drive from QE hospital.

I am a 41 year old female professional working within Education. I am very clean and tidy and easy to get on with. I have a dog, and so I am looking for someone who is dog friendly. She’s very quiet (not barky at all) and clean. I know I’m biased but she is a cutey 😊.

I would really like to have a quiet, friendly and clean/tidy housemate who is considerate, and who might be up for the odd meal/take out together. There is a cleaning rota in which we take turns, so the house is always clean. Your privacy will be fully respected, however I would prefer to not have any partners stay over (the odd friend/ family visit can be agreed no problem :).

As whoever rents the room will be living with me in my home, I will obviously be wanting to do my due diligence to try to make the experience positive for me and my lodger (and my dog!). I am looking for a minimum of 6 month contracts ideally but not exclusively.
