Hi,

I have a spacious study bedroom available from the 1st September. The room would suit a post-graduate student.

The house has three bedrooms and will be mainly shared with one other person (a PhD student). I work & rent in Coventry Monday-Friday and will return to the house on the weekends.

I am looking for someone who is considerate of others, tidy and responsible. The house is generally quiet and would suit someone who likes their own space.

It is in an excellent location - 10-15 minutes walk from the University of Birmingham and university station as well as walking distance to Harborne high street and Selly Oak retail park.

On street parking is available, however can be very limited during the week day. Therefore this property may not suit someone who has a car.

Bedroom: (£450 per calendar month, not inclusive of bills.)
Very light & spacious upstairs double study bedroom. It is fully furnished with:
- double bed (with storage space under) with high quality mattress
- black out curtains
- desk & chair
- chest of drawers
- book shelves
- wardrobe
- large dressing table

The house:
- Fitted kitchen/dining room/lounge area
- 2nd communal lounge
- 2 bathrooms (one downstairs shower room, one upstairs with bath and separate shower)
- Washing machine & tumble dryer
- Side access and garden shed - suitable for bike storage
- Shared patio area/garden

Bills (G&E, water, broadband (100mpbs) & TV licence)
- Between £50-£60 per person a month (depending on the season).
- Council tax extra cost if applicable - (approx. extra £55 a month).

Will require:
- One months rent plus deposit
- Proof of ID
- Guarantor

Viewings highly recommended. Due to working away during the week, viewings will only be possible during the evenings.
