We are looking for other friendly housemate to share our very spacious, well decorated and appointed house, the aim being to continue a very friendly and sociable home life. We have three rooms available:

Room 1: Upstairs at the back of the house. It has a double bed, a large built in wardrobe and a draw unit..

Room 2: Upstairs at the front of the house. It has a double bed, a large built in wardrobe, desk/dressing table, with drawers. As there is lots of space, other furniture could be added.

Room 3: Upstairs at front of the house. It has a double bed, a built in wardrobe and desk/dressing table.

In the rest of the house there is:

A large and well equipped kitchen, including a gas hob, dual electric fan oven, large larder fridge and microwave. There is a separate under stairs larder with a freezer. We have good quality pans and other equipment, including a breadmaker and Magimix.

Large living room, with two sofas, and a desk and chair, music system, Virgin TV, gas fireplace and coffee table, plus storage for books etc.

Dinning room, with an expandable table for up to 8 people, french windows to the garden.

A good-sized bathroom, with a bath mounted shower. One of the rooms is ensuite, so the bathroom is only between 3 at the very most.

There is a utility room, with second sink and clothes washing machine. The house has a downstairs toilet.

At the back of the house is large and very pleasant south facing garden, where we have started to grow some veggies, and we have a clothes line outside.

There is a half garage, with space for bikes and some storage. The other half has been converted into a room, which is currently used for storage.

The house is central heated, double glazed and has fast and very reliable Virgin broadband with wireless connection, a land line plus freeview digital TV (with other services available on demand).

For the environmentally minded, electricity and gas comes from Ecotricity.

The house is situated just off Tile Hill Road, in a leafy cul-de-sac, which it shares with only one other house. There is bus stop directly outside (20 mins to centre on 6 or 6a), and it's walking distance to a pub, co-op, Indian restaurant and takeaway. There are more shops and a health centre in the opposite direction. We're also very close to the large Sainsbury and the Fletchamstead Highway. The University of Warwick is less than 10 mins bike ride away, about a 35 min walk or 5 min drive.

Ideally, we'd like a similar aged and sociable professional or older PhD student, who is relatively tidy and likes relaxed and comfortable living. We enjoy socialising out, a bit of culture, and having friends around for dinner.
