We have one double room which have been recently redecorated available for rent in a quiet family house in North Lancing for £90.00 per week.

The room is situated on the ground floor at the front of an extended chalet bungalow house therefor giving you privacy not normally found when renting a room.

The room is fully furnished with double bed, wardrobe, set of drawers, bed side cabinets, full length mirror and desk with chair. There is also a small TV/ DVD combi provided with internal aerial. You would benefit from your own Now TV / Firestick etc.

The rent includes the room, access to downstairs bathroom (shared with one other lodger and guests. The landlord and family has own bathroom) and shared access to kitchen (shared with one other lodger and landlord).

There is NO access to any communal living space such a living room or garden as this is reserved for the landlords family. However there is a small porch off the kitchen at the rear which can be used by lodgers.

All bills including water, electricity and gas are included and also access to 200mb Virgin Broadband available.

Access to Washing Machine and tumble dryer also available.

There is no access to a landline phone.

Individual kitchen crockery and cooking utensils are provided by the landlord for each lodger.

To be considered for renting the room. We ask that you are minimum of 21 years of age, in full time employment and that you are clean, tidy and respectful.

We would prefer you to have a spare rooms profile, photographic ID, proof of employment and references from any previous lodgings.

All lodgers must sign a lodging agreement prior to start of rental.

The deposit required is £300 and the weekly/monthly rent is payable in advance.

The minimum let is 3 months.

We are strictly a NO smoking household (including the use of vaporisers) this includes both inside and outside of the house.

There is ample on street parking and we are opposite the Stagecoach Number 7 bus which runs hourly into Worthing.

Apologises we cannot accept any DSS / Benefit payments.

Room available for single occupancy only.

Landlord and partner are both professionals (Retail Manager and Police Officer) with one 9 month old daughter. Other lodger is Male and working full time in engineering.
