3 very large rooms pet kids friendly quiet Armley

3 very large rooms available in house share in Armley. The house is close to Armley center and 2 minutes from shops and public transport (bus stops). The bus connection into town is excellent. Walking takes about 45minutes along the canal, on the bike it's approx 20min. For rent are:

1 attic room. Extremly large with a sleeping area (with a kingsize bed), storage & dressing area and working / livingroom area. Very private. (Currently occupied but available after 4th December 2020)

1 first floor room with kingsize bed and sofa (Has now got a lovely tenant, female student)

1 ground stairs room with large single / small double bed and sofa (Has now got a lovely tenant, female professional)

The house is warm, bright and welcoming.
Couples are welcome but there is a £15 surcharge / week.
We are pet and kids friendly.
One of the current tenanats is vegan, and though we do not discriminate against meat eaters (I eat meat myself), somebody who does not cook meat too often would be better suited.

No smoking in the house please. There is a yard to the front and the back. If you have a car, there is a small driveway at the front and safe parking on the street. We may also be able to accommodate a space in the large yard at the back.
Please note we would prefer quiet tenants (no parties, loud music, etc.). The rooms are perfect for clean and quiet professionals / students.
All bills & internet are included.
