10min to town, blackout blinds, M-F let

A bright single and double room with blackout blinds on the top floor of a large end terrace. Single available from Oct, double currently taken.

There's on-street parking, good bus links to the city (apx 10 mins by bus, and Dewsbury Road is just a couple of minutes walk from the house), and it's a couple of minutes drive to the motorway or town.

There are blackout blinds to help with a good night's sleep.

Tenants would have full access to the house and living space, with the exception of other bedrooms than the one they are staying in.

The house is my home and as such is fully equipped to cook, eat and chill out if you want to (but obviously you wil be expected to clean up after yourself if you use anything). There's a large kitchen and large living room.

I'm friendly and sociable, and happy to provide recommendations, but of course I will respect your space.

Also living here is Kitty, who is a friendly house cat. She isn't allowed upstairs though so don't worry she won't be around you at bedtime!

The house is in Beeston which is an urban regeneration area mainly made up of victorian and pre-WW2 back-to-back terraced houses located not far from Leeds city centre. My house is a large end terrace built in 1898.

The area has a good mix of families and a diverse community, lots of schools and a fair few parks, as well as good transport links to wherever you want to go. There are several supermarkets nearby. Beeston is really near to the city centre and Holbeck Urban Village which has some great bars, pubs and restaurants.

Nearby greenery if you fancy a wander is Cross Flatts Park (which has ParkRun on Saturday mornings) and Middleton Woods. Also within 10 minutes walk is Middleton Light Railway and the John Charles Centre for Sport. There's a good Pure Gym about 5 minutes walk away.

Just a couple of minutes walk away there are good, frequent bus links direct to the train station and the city centre (both approx 10 mins by bus) as well as to further beyond - direct to the bus/coach station, North Leeds, Dewsbury, Huddersfield, the White Rose Centre to name but a few...

It's a couple of minutes drive to the M621 motorway or into town, or to supermarkets, the White Rose Centre and Crown Point.

A taxi from town is approx £5.

This ad is for Mon-Fri lets but I could possibly let over a weekend too for additional fee. Single would pro-rata up to £420/mth for full weeks. Double £490.
