Double room to rent near Kirkstall

I have a double, fully furnished room available in my 3 bedroom recently renovated house. There is a double room available and if you need to you can use the smaller bedroom 3 for a desk or extra storage/wardrobe space. The living room, dining room and kitchen are all open plan. There is a garden to the front and back.

The rent of £425 includes all bills such as council tax, water, gas, electricity, tv licence, Sky Q tv and broadband.

The house is located 15 mins walk from Kirkstall Morrisons, Puregym is nearby along with a few other shops.
There is a bus stop for 49 bus to Leeds about a 30 second walk from the house. Bramley Shopping Centre is also about a 10 minute walk where there's a Tesco and again a few other shops. All in all a safe and quite area.

I take pride in my house so someone clean, tidy and respectful would be lovely. I would want you to feel like you're in your own home. I'm pretty easy going so if you want to have friends round or have people stay over whenever it's all good - I love meeting new people(again, can't believe I'm saying this - when we are able to)

I'm into my fitness and like to be outdoors and try to spend my free time either in the gym, running or hiking. If you're into that kind of stuff we will get on very well. I also enjoy socialising (when we are able to), drinking and eating out or cooking and baking something at home.

I work from home Monday to Friday 9-5. I have a small dog and would be happy to have another dog moving in. My dog is pretty easy going, friendly and gets on well with both humans and other animals.
