The rooms are available from early September, however, I am in no rush to fill the room with 'just anyone' so happy to wait/be flexible for the right lodger.

About the house…

The house is a traditional 1880’s Victorian Terrace. The house consists primarily of a living room and kitchen diner on the ground floor, 2x double/king bedrooms and 1x bathroom on the first floor, and 1x double/king bedroom and 1x en-suite on the second floor. The house also has a cellar, newly renovated rear courtyard and outhouse for additional storage. I currently live with a roommate who is moving out due to work.

I am looking to offer 1 of the 2x double/king bedrooms on the first floor, which room you pick is up to you. As I am based in on the second floor, you will have sole use of the first floor and your own bathroom. Only one room will be rented with the other room to be left available for guest and visitors for both of us to use.

Both rooms are large furnished double/king-sized rooms. Both have been completely refurbished with new flooring, lighting and curtains, neutral colours, with bedside tables, lighting and wardrobes.

Rent is £400pcm inclusive of all bills. A cleaner can be included for an additional £10pw. £450 will be requested as a deposit. The house is equipped with Unlimited Fibre-optic BT Broadband, BT Vision and Landline. A minimum 6 month tenancy preferred.

In terms of preference, I am looking for a non-smoking young professional. No DSS and no pets I’m afraid. Rooms will only be let on a single occupancy basis only, although partners and guests will be welcome to visit within reason.

About the area…

The house is located just a 2-3 minute walk from Cleckheaton Town Centre. There are a range of shops, a large supermarket (Tesco), a GP and Post Office all available within a very short walk.

For those who drive, Junction 26 of the M62 is a few minutes drive away offering easy access to the M62, M606, M621 and A58. Leeds, Bradford, Wakefield, Huddersfield, Halifax and Dewsbury are all within an easy 10-15 minute drive. It’s a great base for those that, like me, commonly commute between Leeds and Manchester.

For those who don’t drive, the closest bus stop is a few hundred metres away with Cleckheaton Bus Station a short 5 minute walk away, offering regular bus connections to all of the above.

I'm in my early 30's and like to lead a healthy lifestyle, love the gym and running, but also love my holidays and travelling the world. I often work long hours, and as such like to enjoy my spare time, either socialising in with friends or head out to the local for a few. My ‘hardcore’ clubbing days are long behind me, but that doesn’t mean I don’t like the occasional drink or two.
