Hello! My name's Charmaine, but all my friends just call me Char.

I'm 30yo and work in marketing for a Leeds based charity. I work from home pretty much full-time, with the occasional office visit.

I'm ideally looking for a female professional to rent a double room within my property in Farnley, LS12 (very close to Armley/Bramley area), but happy to consider students also. There's a bus terminal to the side of my house that goes direct to Leeds city centre, bus 42 and bus 15 (roughly 30 minutes to reach The Headrow). If you have a car, there is public road parking available and within eyesight, but I do not have a designated spot on the property itself.

What's available: £550pcm Double room, double bed, large bedside drawers and wardrobe space, all bills included (gas, electric, water, council tax band A, Sky Broadband/Wi-Fi, Sky TV). In addition, for no extra charge you'll be able to use the entire unfurnished dining room as your own (I've never had much need for the space) - previous tenants have used this as an at home gym, WFH office or music studio, but you're welcome to use it for any sort of hobby you enjoy, like hosting game nights for friends, building Warhammer, or even just a craft room to store your projects.

Shared rooms include the main living room, kitchen, bathroom, downstairs WC, and an enclosed back garden.

I'm super friendly and don't mind the occasional housemate adventure (pub or cinema trips, Mario Party or games nights), but I do really love my own time and space as well, so rest assured I'll always respect your boundaries and privacy as well. No issue with you inviting friends around or even having them stay the night in the guest room - all I ask is for the common courtesy of a quick heads up, and I promise to do the same for you.

One last note, I do have security cameras that ONLY look out to the outside of my property (front door, back gate, side of house where there's a public path) - absolutely none for inside the property, just for monitoring outside. Hopefully this is okay as it's just for safety :)

Pets considered, but only small/medium dogs as I'm unfortunately heavily allergic to cats.
