Bright and airy attic room in Meanwood

Hey there,

We have a double room available in our shared house in Meanwood from 18th September!

I've written up as much info as I could think to write below. It's quite an essay, but hopefully provides a good amount of background info.

If it all sounds good and you want to line up a virtual look-around via Zoom / Skype etc so you can meet the existing housemates Miranda and Anna virtually - without risk of any Delta variant infections passing back and forth :)

Then once we're all keen to progress, come and take a look around in person.

We're ideally after a student, or post-grad of some sort, so we can keep hold of our sweeeet sweeeet Council Tax discount.

ABOUT THE ROOM:

Sooo.... The room is in the attic of a three storey house, so up two flight of stairs.

There's a double bed with a cool faux leather bed frame, and a super-comfy pocket-sprung mattress (way nicer than the cheap ones most landlords provide).

There is a wardrobe rail built into a recess in the far wall, and loads of storage space above for a suitcase and/or boxes. There's also a large chest of drawers, a desk, a bookcase, and a small chest of drawers which doubles as a bedside table.

There are two windows. One large window with a wooden Venetian blind (looks ace, easy to clean), and one Velux window in the sloping part of the ceiling with fabric a blackout blind.

The room gets tons of natural light so has a bright and airy feel to it. Don't worry though, there's also a radiator for making it all warm and cosy when it's chilly winter evening outside!

The carpet is nice and plush, and has a layer of extra thick underlay beneath making it comfy and warm.

The room's walls, ceilings and skirting boards are all painted in matt white. Looks a tad plain in the pics as they were taken before Giulia (the previous housemate) moved in, but now it's got a few pictures up on the walls giving it some colour and character :)

ABOUT THE HOUSE:

The house is a brick built back to back terrace with three floors plus a cellar.

We've got super-fast 200Mbps fibre optic unlimited broadband from Virgin Media, so there's plenty of bandwidth to go around - and there's an extender that boosts the signal up to the top floor so it's nice and strong.

On the ground floor is a large living room and open plan kitchen.

For the living room we've got a comfy 3-seater leather sofa, and a small dining table with a couple of chairs. There's a gas fireplace for cosy nights in. We don't have a TV just yet, but may be investing in one if there's demand for it :) Real wood floor too, and a nice large rug.

The kitchen has all the usual appliances you'd expect, and plenty of storage space for your food. Cutlery, crockery, mugs, pans and utensils are all included.

On the second floor there's one bedroom and the bathroom. The bathroom has a pretty new shower and taps, plus storage baskets for shampoo, shower gel, etc. The shower is fed by the boiler, so the water is hot and the pressure is high! A modern washing machine also situated in here (about a year old), plus there's storage space for all your detergents etc.

On the top floor are two bedrooms, one of which is the one we're looking to find a housemate for :)

Finally we also have a cellar which has just been converted, which has a futon sofa bed which may be free if your friends / family come to visit Leeds at the weekend (if no one else has reserved it). There's also an extra bathroom down there. It's quite small but handy for using in emergencies if the main bathroom is occupied!

There's central heating throughout the house (including the cellar).

ABOUT THE HOUSEMATES:

You'll be living with Miranda and Anna.

Miranda recently graduated after completing a Masters degree, and has just started a new job. Anna is a PhD student starting in September, who recently moved to Leeds from Athens! Both into outdoor pursuits (cycling, climbing, running, etc), both very easy going, and both often up for a beer in one of Meanwood's many fine watering holes (more about those below).

ABOUT THE BILLS ETC:

Included in the rent: internet, water

Not included: electricity & gas (which will be split equally each time we get a bill), TV licence (as we don't currently have a tele) and contents insurance (which you'll need to arrange for yourself if you require it).

Regarding Council Tax: We're currently have a council tax discount as Anna qualifies as a student. Would be awesome if we can keep it that way, so may have to prioritise fellow post-grads if the option is there.

ABOUT THE TRANSPORT LINKS:

For traveling to the centre of Leeds there is a bus stop 2-3 mins away on Meanwood Road. Services 51 and 52 running every 10 mins during daytime and every 30 mins at night.

There's also the option of walking to Otley Road (10 mins or so) and catching any of the buses that run to / from town via Headingley.

ABOUT THE LOCAL AMENITIES:

The centre of Meanwood is only 2 mins walk away. There you'll find...

Supermarkets - Waitrose, Aldi, and Jack Fulton
Bars - Alfred, East of Arcadia, Boot & Rally, Terminus, Junction
Restaurants - Zucco (currently being refurb'd after a car drove through the window the other week), Via Verde, Hungry Bear, Hana Matsuri (allegedly the best sushi you can get outside London - but good luck getting a reservation!)
Takeaway - Dawaat curry house right at the end of the road (10 seconds away!)
Cafes - Tandem, Maria's, Meanwood Cafe
Fast food - KFC, Papa Johns
Shops - QLM, Trash & Treasure, Bargain Booze, Ladbrokes?

Headingley is around 10 mins walk away, with far too many bars, restaurants, supermarkets and shops to list here.

The house is also right next to Meanwood Beck and Meanwood Valley Trail. The trail is a woodland path that can either take you to Woodhouse Moor / Hyde Park if you turn right, or all the way out to Golden Acre Park if you go left. Great for a Sunday walk or an off road trail run. Google it, it's great.

ABOUT THE DEPOSIT:

£250 payable on signing of the contract in case you do a runner without giving notice, or trash the place before you move out. If neither of these things happen you'll get it back in full once you've left. It'll be held in the Government's Deposit Protection Scheme, and not in my bank account.

ABOUT THE RENT AND THE CONTRACT LENGTH:

Rent is £350 per month, payable in advance on the 1st day of each month via bank transfer. And if you end up moving in mid-September we'll pro-rate the first month and pay on the move-in date.

Note that with the cost of the included bills (water £10 each, internet £13 each) you're effectively paying just over £325 pcm compared to most rooms which don't have those bills included.

The default contract would be for 12 months, so would run to end of June 2021, but we're open to shorter stays too.

If you do sign up for 12 months but then want to move out before the end of the contract... that's no problem! You just need to give us a couple of months' notice so we have time to re-advertise the room and find a replacement.
