Decent sized double room available for rent, ideal for a mature student or professional. Located between Leeds and Manchester, just a short drive from both junction 23 + 24 of the M62, perfect if you need to commute to either cities. The room has a double bed and plenty of storage (large wardrobe, chest of drawers, cupboard and shelving space.) Included in the rent is all bills (except council tax), use of fully stocked kitchen utensils and bedding provided if needed. Washing and drying machine you're free to use and a good sized kitchen if you enjoy cooking as much as I do. There is enough space in the kitchen cupboards, fridge and freezer for all of our things.

The house has central heating, double glazing and has fairly modern interior. It comes with a double drive, space for both me and you, and a lovely enclosed back garden with large patio, grass area and shed. There are shared amenities in the house including a bathroom, kitchen and living space. I will do a deep clean of communal areas once a fortnight but that doesn't mean you should be shy to vac up if needed.

I'm a friendly 52 years young woman loving life. I no longer work due to disability however I still have a busy schedule and love going to gym/physio classes and playing crown green bowls with a local team. Easily persuaded by friends to go for drinks dancing meals etc. Please note this is still my family home, and it is treated as such. My children have left now, but you can expect visits from my young grandchildren usually once a week (I don't expect you to spend time with them, more for you to be aware of their occasional presence! They usually come from after school until around 6:30pm once a week.)

The perfect tenant would be a tidy and clean individual professional or postgraduate student looking to have a quiet space outside of any major city or town centre. Having visitors is fine, just please be respectful of noise during the night, although I usually stay up late myself! Well behaved pets more than welcome.
I can offer a reduction in the rent for Mon-Fri lettings.
Only 1 month rent as deposit + 1 month rent required to move in.
1 reference would be beneficial, if you cannot provide this some form of personal reference will be considered.
