Looking for a tenant to take over my 12 month contract in this modern 1 bedroom flat in the centre of Hyde Park, LS6 (located a 2 minute walk from the 24 hour Sainsbury's). It is a 12 minute walk from the University of Leeds, and a 23 minute walk from Leeds Beckett University. Tenancy began on 1st July 2020 and ends on 30th June 2021, and rent has been paid until 1st December 2020 but I am happy for a tenant to move in now. Rent is not inclusive of bills, but this should be around £80 p/m according to my own research. This does not include council tax - the flat falls under Band A which is £1,140.76 per year or around £95 p/m (there is also a 25% discount for single occupants and students are exempt from paying council tax). There is no extra charge for couples.

Garden flat consists of a modern living room/kitchen with a refurbished kitchen (I believe it is one or two years old), laminate flooring, a three-seater leather sofa and large TV provided, as well as a dining table and four dining chairs. Large L-shaped kitchen with plenty of storage space. Modern, clean bathroom which contains a shower/bath combination. Very large, carpetted bedroom with double bed provided, as well as a desk, chest of drawers, shelving units and built-in double wardrobe with clothes rail inside.

I am not currently living in the flat and it is basically ready to move in to as soon as I move out the last of my belongings. The pictures provided are from the letting agent but I am happy to provide any more when I revisit to finish moving out.
