Ace 2-bedroom house near Headingley Station

Hey there,

Welcome to my house, a cosy and full-of-character two-bed back-to-back terrace in the Kirkstall / Headingley area.

It's currently my place, but I’m about to embark on some travels for the next 6-12 months, so looking to find either a couple / two friends to make this their home, and look after the house while I’m away!
This is a listing for the full two-bedroom house. The top bedroom doesn't have a door (long story) so would suit a couple that want to use that as a work / study / spare bedroom, but it could also work as a shared house for two people if you're cool with the layout.

THE 1st FLOOR BEDROOM
=========================

The first bedroom is on the 1st floor of the house. It's a decent size, and there's plenty of space to put any furniture that you wanna bring with you.

It comes with a king size bed with a reeeeealy plush mattress, wardrobe, drawers, lamp and chair - as shown in the pics.


THE 2nd FLOOR BEDROOM
===========================

The second bedroom is on the top floor of the house, in the converted loft area.

It's bright & airy, has a large dormer window which lets in loads of daylight, but also comes with a blackout blind.

This room is ideal for work / studying from home, as you can set up the desk under the window (different to how it is in the pics), in such a way that all you can see in the backdrop on Zoom is the wall behind you. You can't see the unmade bed, or need to use one of those dodgy-looking fake backgrounds! You also get a beautiful view of the trees and sky outside which you can gaze at when the meetings get boring. Winning.

It has a double bed with a super-comfy memory-foam-topped mattress.

There is tons of storage space for clothes and luggage under the eaves. On the left hand side there is a wardrobe rail, and shelves for putting shoes on. The middle one has loads of empty space for boxes, luggage, etc. And the right hand one currently houses a chest of drawers, and another wardrobe rail.

There is also an open cupboard with two more wardrobe rails for hanging up even more clothing!

The room comes with a desk, and a floor lamp, a short wide set of drawers, and a tall narrow set of drawers, as shown in the photos.

THE OTHER ROOMS
===================

On the ground floor is the kitchen and living room.

The living room has a red leather Chesterfield sofa, a second leather sofa, a Persian rug, shelves and storage units for books / vinyl.

The kitchen is open plan, and has plenty of storage space for food, cooking gear, plates, glasses, cups, etc. All of the kitchen equipment is included, so there's no need to buy your own unless you already have it. Oven, microwave, toaster, kettle and coffee grinder also included.

The bathroom on the first floor, and has been recently re-tiled and painted. The shower is awesome as it’s fed by the boiler, not one of those crumby electric ones with hardly any pressure behind it!

Finally, there is a cellar in the basement that's just been refurbished. Still sorting out what's going to go down there long term, but for the moment it makes for an awesome home gym / yoga studio / meditation space / music room. There's also a desk so can be used as work-from-home retreat for whoever's got the 1st floor room :)

There's an extra toilet down there in case there's an emergency and the main bathroom is occupied! There's also some space for storing your excess stuff if you're in the 1st floor room. Finally there's a freezer and tumble dryer in the corner.

THE HOUSE
===========

The house itself is a back-to-back end terrace.. It dates back to 1900 I believe. It does get pretty chilly in winter time, but it has recently replace uPVC windows & front door, the heating system works well, and there are radiators in every room. I've got an EPC certificate on the way, which I'll upload as soon as..

There is a bin storage area next to the house on the right hand side, which also has a shed for storing bikes etc.

It has Virgin Media's fibre optic broadband, speeds of up to 200 mbps, which is pretty rapid. So there's plenty of bandwidth to go around, and can easily handle two Zoom calls at once.

THE STREET
===========

Vicarage Avenue is an awesome cobbled street, very quiet and relaxed, and with a strong neighbourly vibe. The neighbours are a mix of old and young, retired and professional.

We even have one of those washing lines that goes across the street between the houses on either side of the road, like on Coronation Street.

THE AREA
==========

Without going into too much detail....

You've for excellent transport links into town via Headingley train station, and regular buses along Kirkstall Road / Burley Road.

For shops you've got a retail park 5 mins walk away with a Morrisons, Costa, gym, loads of other shops.

There is a Chinese takeaway and a fish & chip shop at the end of the next street.

You also have one of the best pubs in Leeds - The Bridge Inn - well within crawling distance, and Melody 71 if you’re after more of a cocktail vibe.

There's loads of green spaces and places to go running in the areas too - Queen's Wood, Batcliffe Wood, Beckett Park, Kirkstall Abbey, and the Leeds Liverpool canal. Happy to sort you out with some routes if that's your thing!

THE RENT
==========

Rent is £950 per month, due on the 1st of each month.

Broadband and water rates are included in the rent (which works out at about £60 worth of bills - so the 'base rent' works out at about £890 per month if you're comparing to other houses where these aren't included)

Council tax, electricity and gas are not included. The utility bills usually comes to about £25-80 per month depending on the time of year / how often you have the heating switched on. Council tax is £109 per month.

THE DEPOSIT
=============

£500 deposit (£250 each if two people are sharing), to be paid on signing, mainly so I've some insurance in case you decide to do a runner one day and/or trash my stuff! :)

THE MOVE IN DATE
====================

I’m planning to move out on 8th October, so the place will be available from then onwards.

THE MOVE OUT DATE
====================

I've put the maximum term as 9 months, which would take us through to around June 2024, as I may be needing to move back in around then!

However, it's possible I won't need to, in which case we can keep the contract going on a rolling monthly basis, or extend for another 6 months.

I'll let you know in plenty of time what the plan is, so we'll be able to sort things out well in advance of then.
