The property will have a maximum of only two occupants at all times, one of whom will be myself (as the live-in landlord).

🛁🛁 There is one bathroom with an electric shower, bath and usual features.

🌷🌷 There is a garden with a swing seat and washing lines to the side of the house. It is great for BBQs and outdoor working.

🚫 The house complies with Leeds City Council Fire and Health and Safety regulations and has a smoke alarm. The house also has external security cameras and an alarm system.

🚂🚌🚗 There is plenty of free street parking around the side of the property. The house has a bus stop right outside with several bus stops for the 50, 50A, 49, 33, 34 and the A1 (airport flyer). It is a straight road into the city centre. Kirkstall forge station is also a stone's throw away from the house.

🔥🔥The house has Gas central heating & double glazing windows. There is a washing machine in the garage and plenty of freezer and cupboard storage in the kitchen.

The room is not available to families or couples.
