If you thought that as a single person you could not afford your own flat think again!  For £700 pcm ALL INCLUSIVE you can have your own well appointed and equipped self-contained basement flat within a large Edwardian house.  This flat is avalable NOW. It may suit you if you are willing to live south of the river. Sorry, the flatlet is not available for a couple. The house is a handsome well appointed semi-detached on four floors.

N. B. There will be a fuel surcharge on the rent early in 2023 when the current 2 yr fixed term contract with OVO runs out and the energy bills are expected to shoot up!.

The upper three floors are occupied by just three other very considerate mature people in their 50s and 60s - grads and professionals -  all British and non-smokers, two males and one female at the moment.

The flat is accessed from the main hall of the house where you descend a staircase carpeted in brown that ends in a small internal vestibule with three doors leading to the three rooms that comprise the rest of the accommodation.  A  storage heater here keeps the bathroom and kitchen aired.

Room 1 The Kitchen.  This is 8.5 ft long and about 7ft wide in a galley arrangement.  It has just been fitted with all new appliances - gas cooker with extractor fan above, fridge, freezer, washer and tumble dryer - plus plenty of cupboard space and equipped with all the usual kitchen utensils, crockery, towels etc. It has just been been re-painted and a new vinyl floor covering has been laid. Iron and ironing board, are also provided so is especially suitable for a visitor from overseas or anyone travelling light.

Room 2 The Bedsitting room.  This is the largest room in the house, measuring 15ft x 18ft.  It has a large electric night storage heater and also a large central heating radiator under the two double glazed south facing sash windows which have nice white wooden venetian blinds.  There is a large pine pedestal desk for your laptop,  plenty of shelf storage space and a double wardrobe.  There are two large coffee table-cum-storage units and a double antique cast iron bedstead with comfortable mattress on top and all bed linen provided.  

In the chimney breast alcove there is a tv/dvd player with Freeview for which the tv licence is included in the rent.  There are two comfortable cream leather IKEA Poang armchairs, one with a matching footstool  and a small dining table with 2 black metal bistro chairs.  There is a brown fitted carpet with a large white Flokati rug laid on it.  The room is painted in white and has lots of attractive lamps, cushions, throws and pictures.  Shared wireless broadband is available and included in the rent.

Room 3 The Bathroom.  This has a large bath with a shower over it and a shower curtain.  The bath is rather high and the ceiling rather low so to shower a tall person would have to bow their head a bit, I’m afraid.  Constant hot water is supplied from a combi boiler on the floor above.  There is a also a wash basin with mirror over and a WC.  Towels and floor mats are provided

The kitchen and bathroom both have somewhat low ceilings but the main room is normal height. Everything in the flatlet is in very good condition. The bedsit was comprehensively refurbished recently. The stairs, vestibule, kitchen and bathroom have just been repainted in white.

The minimum stay is for 6 months.  After that one month's notice is all that is needed.  This gives you considerable flexibility.  The first AND final month's rent is payable up front plus a bond of £250 (bond refundable on the return of the flat in good, clean condition).  So you have to find 2 months' rent + £250 at the start of the tenancy.  Thereafter the rent is payable calendar monthly in advance. I do not require housemates to sign a lease or a contract.  there is shared wireless broadband in the house.

 No student digs this. It is designed by and for grown-ups who like the comforts of home and the flexibility of renting from a caring and considerate landlord - me!  I live next door by the way. I am hoping to find another equally conscientious tenant for the basement flat as the last one.  
The house is a large 4-storey Edwardian semi-detached with a lovely garden backing on to the Park.  It is very pleasant and "leafy" round here despite being so close to the city centre - many local bus routes run past the end of the street along Dewsbury Road (250m) and from there it is less than a 10 minute bus ride into City Station, The Headrow or Corn Exchange. Nearby there is also the number 1 bus route that runs  direct to Headingley and beyond.  Additionally, there are no less than 15 Arriva buses between 7am and 9am which will take you into Leeds bus station in 20 minutes. We have the best bus services in the city, bar none!   On foot it takes about 35 mins to reach the town centre. 

There is a shed for parking bikes.  If you have a car there is no problem with on-street parking and we are handy for all motorways. Cross Flatts Park and the nearby extensive MIddleton Park and Woods are lovely places to jog or walk.  For fitness facilities there are the nearby John Charles Centre at the South Leeds Stadium and Pure Gym at he Tulip Retail Park - both in walking distance..

Showing consideration to the other residents and keeping the communal areas clean and tidy and being a non-smoker are the conditions of sharing this lovely home.  It is clean, warm, comfortable and conducive to study or work.  It is a well-run and well-maintained home which will appeal to people with mature attitude to their accommodation and fellow housemates.
