A double room in a lovely two bed flatshare with **PARKING INCLUDED** is available to rent now. The flat is roughly 10-15mins walk to Leeds city centre and is near to key road commuter links for M1/M621/M62.

I have really enjoyed living in this cosy flatshare on the edge of Leeds city centre, but I’ve moved out because I have bought elsewhere. That means I'm looking for someone to take my room. The flat is let by a friendly and reliable private landlord who has been excellent, and you'll be sharing with my lovely flatmate Maddy. The room is available now, move in date can be flexible.

The flat:
The room available is a double and the rent is £395 per month. Everything considered (parking etc) this has got to be the best deal I’ve ever had in Leeds city centre - and i’ve rented a lot of flats in the last 13 years! The other room has an ensuite, which means this room has sole use of the house bathroom. There is an open plan kitchen and living room with washer/dryer, fridge freezer, microwave. There’s plenty of room for a WFH space and there’s a decent fast internet connection. The flat has a proper balcony (not a fake juliette balcony) that makes a perfect spot for enjoying the sunshine and a glass of wine in the warmer months. Please note, the flat is let unfurnished but I can give you a large wardrobe and there’s already a sofa and coffee table in the living room. If you have your own furniture all of these items can be removed. It’s so easy to get hold of furniture these days without having to buy new, the only thing I actually had to buy when I moved in was a wardrobe. There’s an allocated parking space included with the flat. My flatmate doesn't drive so it would be available for you to use. There's free on street parking around the development for visitors (when the covid restrictions are lifted and you'e allowed to have visitors again!)

Your flatmate:
You'll be living with my current flatmate Maddy. She's a solicitor and she just moved in a couple of months ago. We've got on really well and I'm very sad to leave her, so I'm hoping to find someone who will be a suitable flatmate for her. She appreciates a chat in the evening and has a wicked sense of humour! She’s a very considerate flatmate and keeps things tidy.

The bills:
The flat is all electric. In total the electricity, water, council tax and broadband are roughly £146 each per month at the moment.

The area:
The flat is in the Bouverie Court development, which is fairly quiet as the other residents are mostly professionals and young families. It's certainly not what I would consider to be a 'student-y' development. Echo central and X1 flats are next door to Bouverie Court. The location is very convenient. You can walk into the centre of Leeds in 10-15 mins. If you ever did need a taxi, like after a night out, it’s just a few pounds. There's also really easy access to the link roads for the motorways, which means it's really handy for commuting. ie, you can be on the M1 or M621 in a couple of minutes.

Other things to note... the landlord will require a £500 deposit, which will be held in the deposit protection scheme. He says in his ten years of letting the flat he has never held back any part of a deposit. You will also need to pay for a credit check costing approx £47, but as I really need someone to take the room fairly quickly I’d be happy to cover that for you. There are no other fees besides that. You'll be signing a new joint tenancy agreement when you move in along with the current flatmate. Ideally the landlord would like this to be 12 months but he would also agree to 6 months. The landlord is very responsible and easy to deal with. He's been great whenever there have been any issues in the flat.
