Hi,

I would preferably like to rent the room to a professional working in Leeds or around this area who is relaxed, considerate and friendly.

Two rooms available to rent, and another bedroom will likely be kept free for someone moving in July, male in his thirties. A fourth bedroom is a guest room - and will be kept empty for any guests - this is not rented out.

The house is clean and tidy - our cleaner helps too who will be visiting usually monthly*** It is a four storey house, not a flat like most of the others on here.

The house is a 10 min walk down the side of the River Aire to Clarence Dock, and about a further 10 minutes to the city centre. There is easy access to the city also via road, and access to the M621 a few mins away by car. A taxi to town is as cheap as £4 with Uber. Alternatively, regular buses run into town every few minutes from a bus stop a few minutes walk, taking only a few minutes to reach the city centre.

Within a 5 min drive there is Pure Gym Hunslet - last time I checked one of my housemates is a member there, a Morrisons/Lidl, Mc Ds/KFC/various other takeaways, and lots of garages/petrol stations - one 5mins away is 24/7.

There is also an additional toilet on the ground floor for guests, and also a small furnished guest room - which is kept free for use only for guests.

The modern kitchen/dining room with electric cooker and four gas hobs, microwave, Dolce Gusto coffee machine, kettle, toaster, and cutlery and pans, etc. for use. Also on this level is a large lounge with three seater, and two seater sofas, two coffee tables, Juliette balcony, and a 42" flatscreen TV with Sky Q full packages, and iPod/Phone dock with speakers.

Down another level is a washroom with washing machine, and garden with chairs and table. Our garden has sun during the summer from around midday to evening. It has been landscaped with broken slate with garden furniture. Perfect for summer sun.

All bills are included in the rent, which includes council tax, electric and gas, central heating, broadband Sky Q, TV licence, and water. It also is in a location for very fast 4G coverage as close to the city centre.

The house is covered by a home insurance service, should anything need mending - ensuring a fast service.

Smoking is not permitted anywhere in the house, but there is an undercover smoking area downstairs which is part of the underpass with table and chairs. Pets are not allowed.

There is an underpass with parking first in needing a car space. There is on road parking, and a few visitor parking spaces around H2010, and plenty of parking on Goodman Street.

I have rented out our spare rooms to a number people in the past, and have had only positive feedback. If anything is missing that you think you would need then please let me know to see if I can help.

£500 per calendar month all bills included, the larger en suite on a floor of its own is 600GBP per calendar month. The deposit is one months rent in advance to secure the room, which acts as your first months rent. A further 100 GBP key deposit is also required when keys are given. Rent is payable per calendar month, payable by standing order only each month on the same date each month.

I also require a copy of your British passport to secure a room (number and DOB can be covered for security) which can be sent to me by email. Please bring your British passport with you to viewings to check details with the emailed copy.
