N E Leeds - Double Room, cul-de-sac, parking, gard

I have to offer a light, airy double room in a semi-detached house in the Whinmoor area of Leeds. Leeds city centre is approx 6 miles away so very easy access for commuters, as just off the A64.

Also, very easy access to all major motorway links.

The house has driveway parking and is situated on a quiet cul-de-sac that benefits from a fantastic transport service to Leeds centre with buses every 10 mins.

There is a pub within a few minutes walk, plus a shop, cafe, doctors surgery and library. There are also 2 gyms within a 5 minute drive / 15 min walk. We are surrounded by some lovely countryside (not far from Bramham Park) for those who maybe like to go walking/running/cycling etc. The house is also only a 5 min drive away from Seacroft Centre (ie large Tesco and other shops)and Crossgates.

All bills, broadband and use of washing machine, tumble dryer, dishwasher etc are included within the rent. The house also benefits from a small, secluded and secure garden.

I do have a medium sized dog so understandably, the ideal person would be a dog lover. Someone with a pet may be considered (within reason) although I would not really want any cats. Please let me know if you do have pets when you contact me as I don't want to waste your time if I am unable to accommodate your pet.

I have noted "vegetarian preferred" but this is not a deal breaker (my dog's not vegetarian after all!)

About me: I work office hours and, although I enjoy a good night out I am more a stay in with a glass (or 2) of wine and something good on TV these days. I don't mind if you're more of a party animal than me but on the other hand I wouldn't disturb anyone who wanted to be living in more of a quiet house.
