This is a mixed professional house, (predominantly straight) Looking for someone to fill an extra room in the house, any age-group / sexuality / gender. Reduction for mon-fri lets. Preference for someone looking to take a room sooner rather than later, and someone who doesn't work from home. No expensive estate agent fees to run checks. 5 minute walk to Tesco Express, ATM, PureGym, and 10 mins walk to Whiterose Shopping centre, with its range of restaurants, bars, Sainsburys Megastore, iMax cinema, Banks, and High St shops.

For commuters, its also close to the M1/M621/M62 junctions for easy access in and out of Leeds to other cities.

The full height and width deep wardrobes with internal draws too means the room can be made to appear very minimal, with everything organised in the cupboards.

Room comes with desk and table, furniture, all premium Sky Q channels , 4K, and Netflix, and large flat screen TV if you're not bringing your own.

Great for busy lifestyle city workers who'd benefit from the extra space, privacy, proximity to City centre and motorway; along with workdesk, and their own bathroom, as well as commuting in a friendly safe quiet clean household.. 14mins to City Centre by bus or 6 mins via onsite rail link, or 8 mins via car.

***** EXISTING SHARERS *****

Ideally looking for the more mature full-time worker-types who'd prefer a quiet (but friendly) clean, safe, and spacious house, rather than a studenty/party set-up.

After work, housemates tend to mostly do their own thing, such as lounging about watching movies or sport in the communal lounge, (or in our own rooms, or on the net). Catching up with other housemates tends to be whilst cooking in the kitchen. After work, for some, time is spent at the gym, keeping fit jogging on woodland trails at the back of the development, and occasionally if anyone is interested a group night out at our local - (food, drinks, snooker, pool & darts). In the summer we'll have the odd BBQ sitting out on the garden decking together after work soaking up the sun.

We all work slightly different hours so not everyone tends to be in at once, and as such we do tend to do our own thing most of the time although always have a friendly catch up and a natter when we see each other. The house would suit someone who is happy with this kind of friendly but fairly independent setup in a safe house where housemates can freely leave laptops car keys wallets about in the kitchen or living room with no worry.

Buses to Churwell from Leeds centre can be picked up from the Corn Exchange City Centre bus terminal or anywhere along the route from the city centre.

Situated halfway between Leeds centre and the market town of Morley, 5 mins drive in the opposite direction bring you to Morley town centre, with its array of markets, food shops, eateries, Morrison's, Gyms, banks, restaurants, swimming and sports centre, and all other amenities, with free town centre parking - giving the best of both worlds, Leeds and Morey town centre.

On a modern development, the area is friendly and secure and all parking spaces covered by cctv (although never been used), with plenty of parking, and by and large young professionals as opposed to families with children. There is also a driveway and a garage that we all store some junk in, as well as two additional private parking spaces on the side of the house :o)

The house has a front and rear garden and decking, seating, and BBQ.

***** IN-HOUSE AMENETIES *****

Amenities included are the large communal living room with SKY Q 4K HD 55" OLED TV with every channel, as well as 4k Netflix and Amazon Movies, Bluray, XBox with scores of games, wireless fibre broadband, gas, electric, water, council tax, dishwasher, separate washing machine and tumble dryer, two separate fridges, and shared use of the living room and kitchen diner, so all you pay for is your own food :-)

You'd have your own cupboard too in the kitchen. There is also decking in the garden and seating, which is great for BBQs in the summer.

It's all pretty easy going here so no rules as such other than no smoking inside the house, and strictly shoes to be removed downstairs before going up the stairs onto to the cream carpeted areas.

Other then that, just consideration for others in the house, which importantly would mean tidying, washing and wiping up after cooking (or rinsing and putting into the dishwasher), and for the washer and seperate dryer to be off by 11.30pm...and bedroom TVs turned low after 11.30pm too during the week (or headphones). (Does not apply to large double ensuite which is very much on its own)

The rent is priced to already cover a contribution towards weekly stuff like bin liners, washing up liquid, hand wash, kitchen cleaner sprays, bleach etc which I buy which all really adds up so a tiny amount has been added into the rent to cover this :)

Public transport after work from Leeds city centre as an example are: Leeds City Station to Cottingley onsite rail-link taking 6 minutes, departs at 16:20,16:52,18:23,19:21, or the 51 and 52 buses from near the corn exchange (vicar lane, Stop M7 bus point), taking 13 minutes departs, every 10 minutes exactly. Both train and bus final stops a few minutes walk from the property.
