Cheap rent, city centre - Need someone in ASAP

Due to relocation out of Leeds I am paying rent on two flats, I pay £450 for this but I'm willing to rent the room out for £350 in order to get someone in ASAP.

A fantastic, fully furnished flat within a young professional hub.

The flat is on the 4th floor so we never have an issue with noise, yet it is only a 10 minute walk from the train station, city centre. Ideal for a stroll into work/university (If you work in the city) and equally as easy to walk home from a night out in no time!

The double room does not have an ensuite, however, since the second bedroom does this means the main bathroom is completely yours. There is a very large kitchen/living room area with new sofas, large TV, PS4, and enough space for 2 people to cook and eat.

I have had to move out for work relocation reasons however the current flatmate is a Leeds based university student working in Headingley on a placement year. Very likeable guy who enjoys going out on the weekend, chilling inside with a few films or spending time doing more physical activities such as climbing or playing football.

Just to clarify the room is a fully furnished double. Bills are not included but split down the middle usually amount to less than £50 per month (will be cheaper through the summer months).
