Double room, separate living room and bathroom

Double bedroom

I am looking to rent out the top floor my house to a young professional or postgraduate student. Included in the price is a large double bedroom, a separate living room with a sofabed and TV (including Sky), a separate bathroom, and bills. The kitchen and dining room are shared, and you would be permitted to use the main living room from time to time (the separate living room is to avoid any disputes as to programme choices).

The house is newly furnished, has a large front and back garden which are great in the summer, off street parking, and is within walking distance to the bars and restaurants in Oakwood (10 mins), Roundhay Park (15 mins), and the large Tesco on Roundhay Road (5 mins). Transport links are great, with buses from the bottom of the road taking around 20 minutes to the city center.

I am a young professional working in Leeds, and I live alone although my girlfriend visits fairly often. I am sociable and enjoy going out for a few drinks with friends or, equally, staying in and watching a movie.

The house would suit someone who enjoys their own space and appreciates a quality living area, but who would also be comfortable socialising with others.
