Hi! I'm Paul, a 37 y/o professional live-in-landlord looking for somebody to replace one of my outgoing housemates in my lovely, spacious Roundhay home.

Awesome location - just off Street Lane, Roundhay! 30s walk to the shops/bars/restaurants/bus stops, 8min walk to Roundhay Park. Great bus links into town and pretty close to the ring road.

Room 1 - Furnished large double bedroom /w bay window on the 1st floor.

Room 3 - Furnished large double attic room with en-suite.

Recently refurbished kitchen (new ovens, hob, dishwasher), separate dining room, living room, big house bathroom with separate bath/shower cubicle, small garden to rear (work in progress!). New washer and dryer.

All bills included: council tax, gas, electricity, water, cleaner, TV Licence, etc.

*WiFi in all rooms
*Sky Q in all bedrooms and living room. Netflix and Prime in living room
*Live in landlord, so no silly application fees to pay
*Weekly cleaner included (communal areas only)
*Plenty of free on street parking.
*Max of 3 housemates total, including me, so plenty of personal space!
*Brand new monitored intruder and fire alarm system

I'm looking for a friendly, sociable housemate up for the occasional drinky, meal or box set (mad pub quiz skills essential). Male or female, not fussed, but non smokers only please.

Rooms available now. Priority will be given to those able to move in as soon as possible. 2 friendly kitties, so no more pets please.
