Single bed bedroom in fantastic area of Shadwell

Excellent value accommodation with all bills included in the rent. Looking for someone easy to get on with, I would consider post graduate applications so long as they can provide more rent up front.

The Property:
Single bedroom room available in a quiet area of North Leeds. Ideally located just off Shadwell Lane and a short walk away from main bus route to City Center/train station. The flat benefits from off the street parking which I don't use (I don't drive!) and a garage available for any storage. Local shops and pubs are just a short 5-minute walk away, or main shops are available at a 5-minute drive away off the ring road.

All bills are included in the rent payment (Utilities, Council Tax (Band C) and Internet (100mb)). Reference checks will be done free of charge by myself from current employer and most recent landlord.

The Rooms:
Single Bedroom - Fully furnished with single sized bed, mattress, chest of drawers, a three drawer bed side table and a 32 inch TV. Wardrobe can be obtained for new tenant if they require. Unfortunately the room isn’t big enough for a double bed and furniture, however as I’m out and about quite a lot and doing extra studies, the flat would be pretty much yours.

Living Room - fully furnished with a couch, chair, large TV and dining table. TV is setup with Netflix and PS4 for tenants use.

Kitchen - Fully equipped kitchen with full fridge and freezer, gas oven, washing machine/dryer, kettle, toaster and coffee machine (pods not coffee beans). There is a large larder within the kitchen for food, and a separate substantial storage room for bulk item foods (Costco!). All pans and cutlery is provided so it would be highly recommended for any potential tenant not to bring their own stuff in this regard to avoid clutter.

Bathroom - Electric shower over a large bath. separate storage for any personal toiletries.

Other - Large storage room and utility cabinet for additional storage. Any bulky items or bicycles can be stored within the garage for safe keeping.

Myself:
I'm 26 and work as an Information Analyst which I love doing. I've lived in the area for the past 7 months and I love it. I like doing pretty much anything from getting out for a walk/cycle, going to football matches, heading out to watch a film, evening dance classes or just simply getting drunk at a beer garden.

I prefer the property to be clean when it can be, as it is my home, but I am by no means OCD. I would wish for any tenant to respect the property and keep shared areas clean when possible, bedroom is at your own discretion. This is a no smoking property.

As a heads up I'm not a vegetarian/vegan, but I do ensure that everything is clean after use, as I appreciate people's decision to choose a meat free lifestyle.
