Double bedroom with ensuite in end terrace house

A 2 bed end terrace in a 1900s built house, newly renovated in 2022 by myself and my family.

Looking for someone to rent my spare room, ideally for a year at a minimum but willing to be open on term and negotiate withregard to this if shorter.

In the lovely village of Slaithwaite, (Slawit) a fantastic and friendly place to live with a variety of shops, restaurants, pubs, bars and cafes only a 5 minute walk away.

Backing onto the canal which is a lovely walk, there are a range of things to do in the area. Good networks to the centre of Huddersfield, easy commute to the motorway and various public transport options - with the train station being a 2-3 min drive or 10 min walk.

My neighbours are friendly and welcoming, they often take the bins out or in on my behalf, take in packages etc and generally very friendly.

The property has an open plan kitchen and living room, with a downstairs bathroom and small cellar, upstairs there are 2 ensuite bedrooms. To the exterior there is a front and back garden space, as well as a further front shared garden, a shed and on street parking. The house also has a log burner which is a fantastic source of heat in the winter months and is run on electric only with an air source heat pump.

The property is council tax band A, the bills are included in the monthly price advertised - but also happy to do bills separate dependant on your preference.

I have a love for pets, I have 4 cats and a few reptiles - the reptiles are in locked cages and very rarely come out of their cages - so this is not something that should concern you. My cats are super friendly and love a cuddle.

The property is 95% furnished and you are welcome to use all of my equipment downstairs, the only thing needed would be a bed really - there is a bedside table and wardrobe already in the bedroom.

I'm looking for someone laid back and ideally to socialise with on evenings or cook with to reduce costs and just generally feel like home to whoever moves in, but if you want to do your own thing this is also totally okay!
