I spent 8 years renting privately and feel your pain. I am now in the fortunate position of having my own home and am looking for a lodger* to rent my spare room in Upper Wortley. I am committed to providing a safe, comfortable and inclusive home for someone negotiating the capitalist hellscape of the private rental sector.

*Please note that due to the terms of my mortgage, I am prohibited from letting under an AST, so this would be under a Lodger's Agreement.

Best suited for a young(ish) professional or postgrad/mature student.

The house:

- modest double room available
- your own adjacent (not en-suite) bathroom (except for when I have guests staying -a few weekends a year)
- new boiler with excellent hot water pressure
- fast, reliable broadband
- good sized kitchen/dining room
- large living room
- space on drive for a small car or on street parking
- space for bike storage indoors
- large garden
- separate utility room with washer and dryer
- internal garage converted to music practice/rehearsal room
- small home office (available to use when I'm not WFH)
- easily reachable landlord (just shout)

No pets I'm afraid due to allergies.

Council Tax Band C (included in rent)
Happy to offer lower rent for full time students with council tax exemption

The area:

- quiet cul-de-sac
- 5 min walk to ASDA, 15 min to ALDI
- short walk to no. 42 bus stop (10 minutes ride to town) no 16, 4 and 4F stops are 15 minutes' walk.
- city centre walkable-ish (40 mins)
- easy access to motorways
- not much going on locally to be honest, some okay-ish pubs and a nice park up the hill. 25 minutes' walk to the canal and Cardigan Fields

Me:

I work full time at UoL and am also a freelance musician. I occasionally practice drums or piano early evenings/weekends and never for more than an hour or so.
I enjoy running, reading, getting out into nature, cooking, summer BBQs, nice pubs and pretentious craft beer (in moderation).

Whilst I do not identify as a member of the LGBTQ+ community myself, many of my closest friends and family members do, so I would expect anyone I live with to share similar values of respect and inclusivity.
