Large Bedroom to let with live in landlord

I am Jon age 42 and live and work in Kidderminster, I am a live in landlord , I have a partner who lives in Lichfield ( I tend to stay there rather than she coming to Kidderminster).

My Lodger of 10 months has moved to Greece so my house is advertised again.

I am looking for a lodger to share a 3 bedroom semi detached house with myself , the house is in a quiet cul-de-sac in Kidderminster, there is a large master bedroom which will be the lodgers, perfect for work from home occupations as you have plenty of space to set up a work area, there is 1 shared newly fitted bathroom. I am easy going but quite a tidy person, I normally clean the whole house properly once a week so just your room will need doing by yourself, All bills are included for £650pm (+650 refundable deposit) I also have fast WIFI, the room will be furnished with a kingsize bed and as new comfy mattress, side tables, drawers and a wardrobe.
Driveway parking
Council tax band is C
Advertised to non smokers, vaping ok if done outside.

The room is preferably advertised to single occupant females, and to comply with the advertising rules the reasons are below ! I am not looking to come home to a lad pad or to be in the middle of domestic issues with couples and females from my experience are typically cleaner and tidier sorry to any males or couples it really is just to keep it a happy home for myself.
