Upstairs double bedrooms are furnished and have velux and/or dormer windows, so they are nice and airy and feel spacious. Complete with built-in eves cupboards. Both have a king-size beds.

Part-furnished bedroom with a king-sized bed, small bedside table, shelves & walk-in ‘wardrobe’ (another small room) which is great for extra storage.


The upstairs has a recently fitted bathroom, which is shared between yours and another upstairs bedroom.

There are two bathrooms in the house for lodgers and authorised guests, so if one is occupied you can use the other one.

Downstairs there’s a shared luxury bathroom for guests to use and for hanging out the washing to dry indoors.
Both bathrooms have a shower-in-bath, sink, toilet & storage.

Included bills, Gas/Electric (reasonable use), Fibre Internet (~1Gb/s) with Super Fast WiFi,. Digital Cable TV (Sky Cinema) is also available in all bedrooms (on request for a small fee).

The house is at the end of a long private driveway and benefits from remote monitored CCTV (private & only filming the exterior of the property boundary, not subject to public GDPR requests) and professional security systems. It’s also very quiet.

There is off-street parking for your own vehicle, a large garden with outside lighting and decking, which is great all year round depending on the weather.

Work from home:
There’s plenty of space to work from home should you need to and due to the design of the house there’s lots of open plan space and more private areas. (Use of living space or private area as a work office is on request).

Location & Travel:

Waterbeach has direct links to Cambridge North (CB4) which gives direct access (no changes) to Cambridge Science Park in just 5 mins (10-20 mins by car).
Direct trains to Cambridge (CB1) take just 7 mins.
It's a 10 min walk to Waterbeach Station from the property.
Stirling House Business Park (1 min by car or a 5 min walk) and Cambridge Research Park (5 mins by car) or Ely (20 mins by car).

The architecturally designed house is just a few mins from our mainline train station in Waterbeach and then just 7 mins by train to Cambridge (under an hour to London). So it's possible to be in Cambridge City centre in 20 mins and door-to-door in London in around an 1hr.
You can also use the bus, nearby park and ride, cycle down the river (it's only about a 20 min to Cambridge Science Park and another 10 into Cambridge). Finally you could even take a canoe on the river cam! I think that's about all the transport options.

The property:

The house is a large (2200+ sq. ft) timber-framed ‘Potton’ architecturally designed house.


Entering the house via a large reception/office room, there is a very large lounge with a vaulted ceiling and around 70m2 of living space, including a dining area / space to work from home (on request). There are views over a large garden, the room is finished to a very high standard with oak floors, two leather sofas, a day sofa-bed, a large dining table for 10 people, cocktail cabinet with oriental furniture and decoration throughout.
There is a full home cinema system (Use on request).

There is a large kitchen with a breakfast table for 4 people, modern appliances. 'American' style fridge/freezer, microwave/oven, induction hobs, washer-dryer, dishwasher etc. Leading out onto wood decking, with outside table & seating.

There is also a separate annexe with a games room complete with pub style pool table, table tennis. Great for entertaining and storing of larger items such as bikes, canoes, skis and snowboards etc. (Use on request).

All rooms are single occupancy only with one guest by written request (subject to checks for any restrictions, ‘lockdown’ etc.). Limited stays per week. All lodgers are identity checked as required by the law. Lodgers or guests with criminal convictions, court injunctions, bankruptcy should not apply.

All lodgers and their authorised guests are on an ‘Excluded Licence’ lodging only agreement.
